Nice spread. The pool as an AI image in your listing is kinda deceiving. I would have been interested in this house last year.

1) you’ve reduced the price 5x. As a buyer why would I not think you’d reduce it again? I would be inclined to delete the listing, wait a month and relist at your bottom line price

2) get rid of the pool picture that’s just stupid. That gazebo is bad arse. You have no way of knowing or should you even care what the next buyer would or would not do to the backyard. In any case, demolishing that bad arse gazebo would be last on my personal list. Do that now.

I mean, I like water too, but was that your call or was it in there before you bought it?

I've never seen that in the primary residence space before. Seen them in garages and sheds, though.

and on the price, doesn’t matter that you are now at your bottom line, as a buyer I’m not paying that unless I’m bidding because you e already shown you’ll come down. Just gonna drag it longer. Relist at that price, emphasize the property (gazebo/lake/lift). And you should be there for all showings so you can take the husband down to that lake and do some selling

Paint the cabinets and put in new counter tops in the bathroom. Anyone paying 1M is not gonna like 2 bath. Great lot and quiet neighborhood though. I hope you get what you want for it.

At least you're not on Fulwar Skipwith. I'd pass on just the name alone

This and water access is why you overpay for this, considering the bathroom situation.

I'd want to put an addition on if I bought it, which just adds a shitload to the price. It's a really cool spot though.

Not the OP but I've seriously contemplated it in our house. 4 kids...always grabbing a new cup, taking 2 sips, then sitting it on the counter/table/wherever and "forgetting" they had one already. Repeat every hour.


OP - I'd update exterior photos to show summer colors/foliage and drop the AI slop photo(s) as previously suggested.

Great house. Would be interested if that side of town was my area.

I'd make sure your realtor is working the St. George/St. Jude/Dunham facebook moms groups. As well as physician networks at the major hospitals. This is the time of year the new docs are making their moves.

Remove the pool AI image. As someone in the market as a buyer, I hate seeing obvious AI images and getting disappointed when I go view the property.

$860k purchase price. So that is an increase in $240k in < 3 years. The market didn't move that much...

it’s worth what someone will pay. That’s a very unusually awesome set up for as shitty as BR can be. Nice and quiet, waterfront, lots of shade. If a McMansion 5’ away from a neighbor can sell for a mil, this should too.

OP stick to your guns and don’t change anything. You gotta market that house to a young couple with 1 or 2 kids max with high income. You have the advantage of the majority of BR area housing being nowhere near that nice of a setting, plus it’s easy to get in and out of

I’d fire that realtor and hire a marketing agent
