I only browse houses nearby occasionally and see it a lot. Staging furniture, cleaning up the yard/landscaping, turning the grass unnaturally green. Never seen a whole pool added before and missed that it was fake until I read the description but I wasn’t paying too close attention either.

He got his feelings hurt because his realtor put an AI image of a fake pool in the backyard and posters were saying that was just dumb. Which it was.....I was looking at the gazebo in one picture and then the pool in the other along with the overhead shots and could not figure out what was going on. He ask for comments on why his house was not selling and when he got comments he took his ball and went home.

this is a decent lesson for anyone trying to sell an expensive asset with non-traditional features. The traditional pool of buyers should not be your focus. Decide what type of person is likely to be intrigued by your asset at your price and market there
My property is likewise unusual…small older house with practically zero modern features and not really that well set up for a large traditional American family (2 BR, 2BA). But…it’s a 6 acre property 3 miles from town on a quiet wooded dead end street with several different environments going on and with good dirt. So when/if I ever need to sell it the same guy looking at a DR Horton subdivision won’t be interested…who will be interested is a young family who want to build a home farm and there are plenty of those people, or an older couple with kids out of the house who want to get back to the land. And that’s where I’ll market.
Never ever draw attention to a shortcoming or a missing feature…”look how cool this million dollar house would be if it had a pool!!!!”
Dude needs to fire that realtor and revamp the listing entirely

How did you find your house? Stumbled across it or searched for the right place.
We would love to downsize to something similar.

just got lucky it was right after Katrina and the owner got transferred. I did recently post a listing here of a similar property on our street that just closed for what I thought was a screaming deal…5 acres with a pond and a newly renovated small home, it sat for months until the right buyer came along
