I’ve lived in Broadmoor since 2014 and love it. I’m on Goodwood, near Sharp. I’m on the main boulevard with no gate and I’ve left stuff under my carport in the back for a week and it’s never been touched. My wife has never felt unsafe in or around our house.
Another plus is the amount of house and land you get for the price. You move some of these 2,500 sqft houses across airline highway, and they’d be $350k-$400k.
We’re close to Mid-City and government street, close to the interstate, and can hit Airline straight down to the airport if we fly out of BR. And the other posters are right, there are a lot of young families moving in. There are definitely some rent houses too, but overall I feel like the neighborhood is maintaining its value.
I strongly suggest looking in Broadmoor if you like a reasonable note for a large house with some character.

Some of the best houses we viewed when looking last year were in Broadmore. The quality of the homes are very good, but I was told that land was largely swamp originally. Several houses we looked at had foundation work with a transferable warranty. I would make sure the homes foundation had no issues.
Crime gave me some concern only because S. Flannery and Florida were so close. Those areas keep getting worse and with a wife and baby, I wasn’t thrilled about being so close to that. But hey, if you’re in BR, you’re going to run that risk just about anywhere.
We ended up near Episcopal and have enjoyed it so far. Good luck.

I lived in Broadmoor for about 3 years, we moved two years ago to a bigger house in Sherwood Forest. Don’t have a lot of negatives to say about either one, but if you have a family, I would look in Sherwood. The houses are typically bigger, and it flooded, so a lot of updated homes available. Also, we have sidewalks here.
Either way you are close to Florida blvd and the issues that brings, but both neighborhoods have always seemed safe and quiet to me.

Been here 32 years. Yes, it took a hit post-Katrina and there has been some decline. But those houses are beginning to turn and young folks are coming in and fixing up.

I think the Broadmoor decline is kind of fabricated. Its not what it was, but the crime statistics really don't back up what people would think based on some comments. Its really relatively safe... I think the reason that younger people are generally not looking to buy there (and thus stagnant home values) has more to do with the fact that other neighborhoods have more going on. Capital Heights, Garden District, Southdowns, Kenilworth, Goodwood, Jefferson Terrace, Tara, Magnolia Woods, Westminster are all closer to the city, closer to bars/restaurants. Then places like Springhill or University Villas have newer homes.
So yeah, I think Broadmoor is fine to raise a family. I think it will come back, just need more economic development in the immediate area. Probably needs 10-20 years.

4 years ago we were looking for houses.
We looked heavily in Broadmoor and liked a few houses, and actually put an offer in on one and was accepted, but ended up falling through once we did the inspection and found termites and mold.
All the houses we looked at were either priced well below what you typcially pay per sqft in Baton Rouge, and needed some updating, or were updated and still below what you would expect to pay per sqft in Baton Rouge. There's a huge difference in the prices of houses on this side of airline in Broodmoor, compared to the other side of Airline in Tara. There's 1500sqft houses for $300k in Tara, where as there's 3000+sqft houses for under $300k in Broadmoor.
My thinking was this. It's a neighborhood full of very large homes that at one time were some of the nicest in the city. It's still a nice neighborhood, but the rift raft isn't far away. I figure the old people would start leaving and i would think mostly young family couples like myself would be buying these large homes and fixing them up, and thus over time the value of this neighborhood would go up. I mean these homes are huge. Even being cheaply priced, they are still out of the price range of the rift raft you would want to keep out.
Ultimately, i didn't want to take on the updates that were going to be needed to be done, or the risk of the neighborhood going to shite even though i thought that risk was low, and bought elsewhere. I don't live anywhere near rift raft, which was something that was very important to me.

I get your point but this simply isn’t true since deed restrictions in Tara don’t allow for houses that small.

Not sure if you've seen the house with the pool, but from the pictures I saw, it looks nicely updated for a home at that price.

I have one on Fleet that will be on the market in 4 weeks.
4 BR (1700ft2) and under 200k...
New roof, windows, floors, quartz, cabinets, lights, everything.

You said you “wouldn’t go near it”.
If you want to make the case that you wouldn’t live there, I understand. But you sound like those people who think Government Street is in the ghetto and won’t meet someone for lunch at Anthony’s.

I was discussing living there, but to your point what would be anyone’s draw in going there socially? Plate lunch at reeves?

Broadmoor has a lot going for it. The new elementary school is really nice and Sherwood middle magnet is a really good school. St Thomas More is an excellent Church and has a good school through 8th grade. I’ve lived in nearby Sherwood Forest for 20 years and have been very happy here, I know there are some really nice sections of Broadmoor that my friends live in and like.

It’s better than it was 5-10 years ago but not back to what it was in its prime. Young families have slowly been moving back in. The price per sq ft is pretty low so you could really hit it big on resale value if the trend continues.
