Opinions on Broadmoor area in Baton Rouge

I’d love to hear this board’s honest thoughts on the Broadmoor area in BR for a family with two young children. I’ve asked around to friends in person and am getting very mixed reviews. I think that will be par for the course for this area of town, but the people on this board seem like they might be able to give some good points i hadn’t considered. Thanks!

My personal opinion is that it depends on how close or far you are from Florida Blvd. There are very small pockets of ok areas to live, but overall there's been a jump in crime it seems and I'm not seeing it as a growing area moving forward, more moving backwards. There's a reason the price per sq ft is as low as it is.

I'm no expert on BR neighborhoods but places like Broadmoor that start out as middle class family oriented neighborhoods in urban areas end up with aging populations and often end up with more and more rentals and declining relative home values (the home prices may increase slightly but lag relative to average value per sq ft). So many older neighborhoods that are not restricted access or upper middle to wealthy neighborhoods become less desirable as time goes by.

I know that's not much help, for what it's worth, I recall thinking Broadmoor was a desirable neighborhood back in the late 70s/early 80s but I was a teenager from a poor family in Lafayette in the 70s, a student at LSU in 80/81 and back in Lafayette after that. So my perspective was almost certainly flawed.

While I am skeptical about the area’s ability to regenerate, I will say this - we drove around the area a couple of times this weekend and i did not see what you are describing. The yards were well-maintained, the cars were average to above average (far from junk), and we saw several people outside walking around (like, for leisure).

On the other hand, it’s clear many of the homes are also dated or in need of repairs just on their face.

Grew up in Broadmoor on Cora in the 80s and 90s.
That area between Sharp and Airline is still good and there have been quite a few remodels and even some new houses built in the last couple years. Its trying to come back to its original glory but once the 50-65 year olds that are keeping it together (like my mother) pass on, its going to depend on who moves in. I know several young families that have bought houses in there over the last 10 years.
If EBR would stop bussing NBR kids across town, it would help the neighborhood tremendously.

If you do not have to be in that area, I’d look elsewhere.

Thank you - I completely understand what you are saying. I did actually search the OT for Broadmoor too, but I figured (and rightfully so) I would get more serious responses to my question on this board.

Well said. For the most part the closer you are to Goodwood the better. Homes are well kept up and there are young people moving in. Quiet streets Huge shaded yards, easy access to the interstate, Bluebonnet and Mid City etc...

Regency/Chateau area is nice and has many updated homes

i bought a house on south woodhaven (behind the high school) two years ago and have loved every minute of being there. i would guess that if you look for crime hard enough you will find it anywhere. i grew up in a small town and the neighborhood really reminds me of that. every morning there are people out walking and running. in the afternoon kids are all over on their bikes, and after dark there are still people out talking walks and riding bikes. it's really quiet and within two weeks of me moving in, all of my neighbors and come over and introduced themselves to me. it's a mix of all ages and backgrounds, but everything is well kept and maintained. the convenience of the location is perfect to me. i'm 10 minutes from work, but you can really get anywhere in town easily and without it taking you forever. everything you need is within a 10 minute drive. baton rouge is a very pretentious town so people on here will tell you the neighborhood sucks so they can feel better about the overpriced house and neighborhood they live in. if you look hard enough you will find exactly what you are looking for, and wont have to pay nearly as much as you would in another zip code.

You sure? I ran the neighborhood yesterday and saw atleast 3 for sale. I'm sure there are more I may have missed down other streets.

Yep - I most likely know exactly which 3 you are talking about. I’ve seen the inside of 2 of them and the 3rd has a pool.
