I don’t remember people getting new roofs when I was younger.

Growing up in the 80s and even 90s I don’t remember 1 neighbor getting a new roof. Now it’s like at least one house in our neighborhood getting a new roof every week.

Are they making shingles weaker now? How has shingle technology gotten worse over the years?

Insurance companies don’t want to insure a 15yr or older roof. If your wind and hail carrier leaves the state and you have an older roof you can get coverage from La Citizens or get a new roof.

Replaced mine at 14 years. The homeowners insurance dropped pretty near half afterward.

Even if it could make it another 10yrs, I would have been paying for it in insurance costs anyway.
Luckily the hail saved me the entire cost in the end.

I will be getting a new roof shortly….i never would have thought to notify my homeowners insurance!

I was putting roofs on in the eighties. Stayed pretty busy. Don’t recall any 15 year insurance stuff, though.

LOL. Those were the days. Raking in 8.00/hr when working for someone else, or being able to charge 45.00/sq (materials included) when not working for someone else.

Yeah its ridiculous. It has become a sticking point for insurance and real estate buyers. All of a sudden if your roof is 10 years old, a potential buyer asks you to replace it as a condition of the sale. Pretty absurd.

Its absurd and infuriating. Trying to sell a house now.

I keep telling people its vastly preferable to keep this 30 year old heavy gauge R panel roof that doesnt leak than it is to replace it with thin sheet metal when you have trees around. Nobody cares. Too old, must be replaced.

It’s become a lucrative industry. A contractor nets $5K per roof/day for residential. The number of “roofing contractors” that have spawned in the last 8 yrs is insane. It’s also riding the social media wave as a top entrepreneurial path.

I have a good buddy that quit his finance job to buy a local roofing company and he makes money hand over fist.

He's not a door to door guy either. He's come about it in a moral way. He said the demand for new roofs is just wild. .He has to turn down work all the time.

You mean a local radio guy who has never picked up a hammer in his life but now is the owner of a roofing company doesn't have quality, reliability, and my best interest at heart when his illegals show up to roof my house??

Probably because you were at school when the roofers changed your neighbors' roofs.

Its insurance companies.

When I had trees fall on my house, my insurance said my roof was 100% depreciated because it was 20 years old. They gave me nothing for my roof. A roof that didn't leak and was perfectly fine was deemed worthless. Insane.

I will file a claim for a new roof every 10 years now.

generally I’d agree but 30 years is nearing the end of it’s useful life especially if you’ve already replaced fasteners.

Mine lasted 46 but it was leaking like a sieve when I replaced it last year

I get constant texts from roofers: “we’re inspecting roofs in your neighborhood, can we inspect yours?” Which I’m sure would be followed by a sales pitch to try to screw my insurance company to replace the roof.

Same with tree companies. Of course, my house is surrounded by 11 very large pine trees so that makes more sense.

Better if you are optioning for the better storm-rated shingles and worse if you are going with basic 3-tab. We had our roof done 2 years ago and optioned for the best wind rated shingles available, added maybe $3000 to the overall cost. Our insurance dropped a little but mostly it's about the durability and warranty.

I’m curious if they’ll still tell you to get a new roof in 15 years.
