Man this thing is 22 gauge. Im taking it to the grave with me along with my 1965 toilet with 3 gallon tank
The roof with 2x4 Perlins on 2 foot centers is not a negligible structural component on this house. You could cut the wires and pipes, roll the bastard like a block down the highway for a couple miles, stand it back up, and itd still be square and the roof probably still wouldnt leak.
None of that matters though. The realtor says roof older than 15 must be replaced. Roofer says it would be stupid to replace. Doesnt matter.
Residential real estate prices and practices have zero basis in reality and it is infuriating.

I agree with you. Your roof has at least another 10 years of life if not up to 40 years. Maintenance matters but even then your most likely initial failure point is at the fasteners, not the deck itself.

I remember replacing our own roof twice growing up. Dad called a couple of relatives and knocked it out. Ranch style house so easier than the modern roof.
