Best Home Warranty

I am buying a home soon and need recommendations for a comprehensive home warranty. The house has two old A/C units and 2 old hot water heaters which are 33 years old. Also old kitchen appliances. Thanks

It’s a buyers market, make the seller throw one in…they mostly prorate the age of whatever is broken so they aren’t worth it, but if it’s free take what you can get

I hope you’re using the age of those systems and appliances to lower the purchase price. I would do that and convince the owner to install new or use it as a savings and get it installed on your own.
None of those companies will likely warranty those appliances anyway.

Instead of lowering the purchase price, have them pay to reduce points on your mortgage. You will come out better that way. Also say no to warranty. Again, use it to pay for points and not reduce price.

This. Our seller got a three year appliance warranty when we bought our house. In those three years, two ac units, one fridge, one microwave, and a hot water heater all went out. They wouldn't cover anything. Totally worthless and a waste of time trying to argue with them.

I will just give you the only info I have. When I moved down here to Florida, I rented a house for three years. The landlord lived in Kentucky and owned 30 properties in Florida. Great guy rent from. He used American Home Shield. Now I know I read a few bad things here, but he told me that he had been through almost every warranty company, and they were by far the best one.
He said they do actual replacement with his plan. Now I'm sure using them for 30 properties gives him some leverage but he said he had used three other warranty companies and they were not even in the same league as AHS.
While renting his house, our dishwasher and the pool heater went bad. Both things were replaced under warranty.

This is my experience too. Home warranty came with house purchase, A/C went out middle of summer after a few months in the house.
AHS Warranty company says, A/C wasn't properly serviced, won't pay, yada yada yada.
It's basically a scam but I'd take one for free thrown in on the purchase of a house. You may get a garbage disposal or something out of them.....after you pay the deductible of course.

My prospective buyer included this in their offer, and I accepted it. Not worth it to me to lose a potential sale over something that will cost me so little (in the grand scheme of things).
I generally find these things aren't usually worth the paper they are written - there are so many exclusions and so many outs for the warranty companies to not pay them, but if it brings peace of mind to the buyer, so be it.

Best home warranty is a contractor who has been in business forever and has a great reputation who give you plans and schedules or is happy to work with your architect or draftsman that you hire to do the plans and schedules and you hire said architect to do construction supervision (in addition to design work) and you don’t make change orders without agreement from contractor and architect. And make sure you get a certificate of insurance from contractor that has products/ completed operations coverage and contractual liability coverage.

Don’t waste your money on a home warranty. Every time you call them it costs $100.
Then they don’t want to fix things correctly….for instance, they will add Freon (at $100 per instance) as opposed to paying to fix the AC coil.)
I got one thrown in for free when I purchased my house….when the free period was over, I did not renew.

Home warranties are a scam. It's nothing other than a bad attempt to finance repairs.

I guess I lucked out, when I purchased my home, we had the seller include a warranty because the A/C was old. Unit went out within a year and the warranty replaced the unit with only a minimal deductable cost to me. Waranty company was AHS.
