I sure hope $2.6m plus home equity and $46k pension is enough to retire.
I plan to retire soon at 45 w same balance, no home equity, and $70k pension. We still have 2 kids in elementary school. Main things that worry me are the out of control housing market and inflation.
Aiming to relocate between St Aug and Jax, FL. We are eager to settle somewhere and establish roots after 20+ years moving frequently in military.

With one of the criteria being good scenery, the house budget might put a damper on what you can get. Typically the better the view, the higher the price.
Do you like to look at water, mountains, forest or other natural beauty or maybe more man made scenery like a city skyline?

Louisiana taxes retirement income.
So I would go with Mississippi. Maybe the gulf coast somewhere, but not on the beach with their budget.
I’m sure there is a golf community for old folks around there that is really nice. If not, Florida is usually a good option for retired people.
