Top Golf Competitor "Golf Suites" will open a location in Baton Rouge

Apparently the Top Golf in Baton Rouge was so successful that they are opening an even larger competitor just a mile or so away.
I kind of wish they'd open where you can see the river or something. But I'm glad business is so good that the concept is expanding. SIAP #searchfunctionsucks

A new golfing venue is moving into the Baton Rouge market—and is developing its high-tech driving range just two miles from the Topgolf location on North Mall Drive that will be its direct competitor.
GolfSuites, a Florida-based company that was founded in 2016 and currently has one location in Oklahoma and a second planned for Texas, has leased the nearly 17-acre site on Siegen Lane that, until the 2016 flood, was the Caddyshack Driving Range.
Real estate broker Mark Hebert, who represented the landlord in the transaction, says GolfSuites was attracted to the site, despite its propensity to flood, because of the overwhelming success of Topgolf, which opened in early 2019.
“They know how well Topgolf has done here and they came here to see this location,” Hebert says.

If this is where I think it is, it will have a lovely, scenic view of the back of Lowe's and a low income apartment complex.

Baton Rouge has to be the king of oversaturation.
One person opens a froyo place, then there’s one on every corner. Many are closed down now. One person opened a cupcake place, then theres 10. Almost all are closed down now. The current fad is “tea” places.
How and why would a city Baton Rouge’s size, who can hardly keep restaurants in business long term, need a second massive virtual golf facility?

It's questionable to me that a relatively new business would like to be a direct competitor in a small market, rather than building a stand alone location in a similar small market like New Orleans or Lafayette without any competition. Why build one so close? It's an interesting business model. I guess we will see if the market can support 2 of these places.

Theres another Flordia based competitor called Swing Shack or something like that. I would not want to be in that captial intesive business with that much competition incoming.

So Top Golf is so busy that they basically need another one for the overflow crowds?
Some OT experts predicted that Top Golf would never open in Baton Rouge...and that if it did, it would be closed within a year because no one would visit.
If this keeps up, I'm going to have to start putting my money on electric cars, commuter rail, and everything else the OT predicts will fail.

This seems like a bad idea...just saying, in the long run, a complex like this is not something you can just up and move if the land owner charges you out of your margins on the renewal....seems like it would definitely be better to find a way to purchase the property so you have an asset if it fails

I've always wondered how successful one of these places would be if put within walking distance of Golden Nugget/Lauberge in LC.

RIP caddy shack. Many good times there. And man that's not far AT ALL.

Look at their website. Their prices undercut the shite out of Top Golf as well as offer a much better membership plan with more hours, up to five free guests, and more available hours. They are just going to straight undercut them. If they can keep the riff raff out, it could make it.

i don't know who the hell goes to Top Golf outside of a business meeting. It's way too god damn expensive. This is supposed to be more like bowling, yet i don't recall ever spending $200 bowling over the span of 2 hours with my family of 4.

The benefit of coming in second is knowing what you need to do (offer) to pull away customers from the first business.
However, often times the second business is too stupid to make any changes to their concept to be more appealing than the first business, thus becoming the sloppy second.

Why don’t they build it closer to campus?

Hope they make a great drainage system. That land is so perfect for a driving range.

The overflow alone from TG will make this place successful. I know the Mgr at TG. This location has set records that continue to be broken every week. It’s drawing from up to 100 miles in every direction.

fast forward a few months and most will hail Golf Suites as the better place because the riff raff doesn't go there
