GI or Venice Camp

Hey all, I am new here so I'm not sure if I am doing this correctly but we will find out. Does anyone have any idea what it would cost per sq ft to build a camp in Venice or grand isle, nicer but not extravagant camp? I have emailed a bunch of builders but have not received many responses yet. Thanks!

It's absurb. Insurance is also absurd.
Get a nice RV and move that sucker whenever you want...especially when storms are coming.

I was looking at that also, Ive heard liability on the rv cover alone could be up to 3k also. Just on a tiny cover...bummer

Build a nice house boat and put a 250 hp on the back that way you can move it up river when a storm comes through.

To get anybody to service anything in Venice is tough. Fill dirt/ gravel is outrageous. I’m sure building would be expensive. Most that own land just put a trailer on it.

No more fish in grand isle I’d go to Venice

thanks for all the replies guys. Does anyone know if Venice or Cypress cove marinas allow RVs? I know they allow houseboats but what about RVs

I have a beautiful 3br 1.5ba Houseboat in cypress cove I’ll sell ya. All redone. Quartz counters, the whole deal. It produces great rental rates too.

GI has a grocery store and a couple of bars and all that. Other than the two marinas, there is absolutely nothing in Venice. Also, in Venice you have to deal with the river. Fog, boat traffic, etc. I would say GI is better for beginners and Venice is substantially more advanced.

I am very experienced with both areas ive just never looked into camp options and pricing.

I’d think everything would be easier in GI. Not sure about the cost. GI seems more friendly. The nicest people I’ve met in Venice were Asians. The locals act like it’s a privilege to give them
Money or as if your business is a huge imposition. If the fishing ever turns to shite in Lower Plaquemines, no one will piss on them if they’re on fire.
JMO after a couple dozen trips down there.

This man speaks the truth and it used to be the other way around.

DownSouthDave has recent experience and pricing for developing a lot on GI for camper, including modad, concrete pad, permanent cover, etc. Maybe he will chime in.

Find several in your category and divided sales price x square footage then add $100-$200 per square foot.
Last time I quoted a camp down there La Citizen was the only game. I do have several new camps/houses at holly beach insured reasonably.

I got a 25x40-12’ tall metal cover on a slab in GI. $5500 for cover, $3000 for slab. I bought the lot for $35K, it had mo-dad already and double wide limestone drive when I bought it. It’s my happy place! LOVE GI!!

As a Venice camp owner it’s not the same down there anymore. The river is staying higher longer making trout fishing very difficult. The ducks aren’t there like they used to be. There are no other activities down there like a beach. However when you read the internet and guide reports it’s as good as its ever been. Don’t believe it. I would place a camp someplace other than Venice based on the changes I’ve seen there the last ten years.

This. We have a camp downriver on Pass a Loutre. I can count the times on one hand in the last two years that we have caught a trout or killed a duck. Things have made a turn for the worse at the moment down there for the reasons hammer listed.

i have helped build a family camp in venice, and later a friend's camp in east pointe a la hache. have spend plenty of time in both locations.
no matter the location you may decide upon, unless you have the time to go twice per month (IE wife/kids enjoy going with you) or more, rent a place when you do go.

Yeah I’d do GI over Venice for this reason alone. There is nothing in Venice but fishing.
