i know, i know

but she could buy a decent 3/4 bedroom house in a great school district and get a minimum wage job somewhere that makes her happy and she'd never have to worry about anything again

but i have a feeling that shes gonna pay cash for a $600,000 house and property, buy ridiculous vehicles, and itll all be gone in a year or two then she wont be able to afford the taxes, insurance, and utilities on the new house or the insurance on the new car, or the new iphone bills, etc...

She probably doesn't have a good enough credit history/score to get a loan for even 50% LTV. She will have to pay cash or a shite load down.

However, if she could get a loan on a home in a decent area, then she could roll the money into an investment vehicle and make maybe 10% or more in a year.

Correct. $1.2MM cash after taxes invested somewhat conservatively would yield about $100K annually. Something tells me that a 26yo single mom with 3 kids won't go that route.
