What would it cost if your house flooded and you just wrote a check?

There are a lot of factors that go into that. Not a one size fits all answer.

The finishing touches on houses can be vastly different. My cousin and I both have ~2500 Sq ft house. He paid about 200k more than I did just to build a new custom house, not including the lot (mine included everything). Flooring, counter tops, molding, cabinets, etc can all be vastly different in costs. That being said, I believe my replacement cost for my house is like 240k according to my insurance. So they'd write a check for that to rebuild comoletely. Gutting and remodeling I'd expect to be about 125-150k.

Mine was $190k after Katrina, but you have to factor in that the price of goods and services were very high.

After Katrina we were doing Metairie flood renovations for around $40-$45/square foot. Metairie renovations were, in most cases, just the bottom 4'. This included upgrading finishes over what was there previously and usually making some other non flood-related changes, i.e. moving or opening walls.

For Katrina my 2000SF old shotgun double had assessed damage of $110k, I could not find a contractor to do it for less so I did the work myself for roughly $50k.

My brother was flooded and had a hole in the roof as well so roof, Sheetrock, an other stuff had to be done. $110k. Flooding only may be half that but moisture in the house may have produced mold on everything but the time the water receded.
