We have a home for sale in Del Sol subdivision in Covington where the second phase was built by DSLD. Im more than happy with the quality of those houses and very happy with what we paid 3 years ago versus current appraisal.

Long story, short. Had a PVC foundation leak. Once you have one, others are just a matter of time.

Re-piped whole house with PEX in attic through a manifold to each fixture. i.e., Cold water side leak at kitchen faucet, simply turn off that line at the manifold and repair faucet.

They will try to run one hot, one cold to a bath and split but I went with separate line to each fixture.

Only downside is that you have to let cold water run a minute to clear warm water due to sitting in attic in summer.

There are different grades of PEX. I went with 25 year grade.

Not sure I believe this. You won't pass inspection missing anchor bolts. And it's one of the MAJOR items on the checklist during framing inspection.

They have cut some corners in building my house. One of the things they did was use a toilet that was substandard, a reject,... It should not have been sold. I think they probably got it for a huge discount. Fortunately, it's in the guest bathroom. It's not used much. I will have to have it replaced.
I've also found a lien on my property where they didn't pay off a loan. I'm having trouble getting them to pay off the loan. I'm going to have to hire an attorney.
Our HOA dues are going up. We will be paying $50 less a year than a subdivision that has a pool, club house, and lake.
I think they are having financial problems and will be going under soon. I don't suggest putting money down on a house to be built. You might lose your money.

We looked at building in a DLSD neighborhood but walked out once they told us we could only choose from two color combos.

Their reasoning: We build so fast and so many we don’t want to mess up your custom choices

Allen Thomason is one of the biggest crooks and possibly one of the worst land developers in Louisiana. I wouldn't buy a bottle of water from him.

After I gutted our house from the '16 flood I found zero nuts on the anchor bolts but the house was built in the late '70s.

You're not wrong about him being a scumbag but he's dead now so I'm not sure what to tell you about that bottle of water.

Just moved out of one after six years.

The construction was ok, not great, and they had good warranty coverage for the first year.

OTOH, there were issues with the layout and design of the house such as a lack of storage.


Not wonderful but probably about as good as you’ll get from mass produced spec homes.

OTOH, I have heard a lot of complaints about Level Homes given the premium price they charge in neighborhoods in Zachary vs the quality of workmanship you get.

If there is brick on the house it might fall off one day. Not just one brick here and there but an entire wall. That is because they paid the mason way below normal prices and they make them provide the brick ties that attach the brick to the house. To make up some money they don't put them in.

I know a lot of subs that work for Horton and they make 30% less than other masons.

And as a follow up, the reason I moved was that the area is about to be flooded with cookie cutter subdivisions (600+ houses), so I took my option to cash in while there was still a demand.

Once those new neighborhoods go up, resale will go in the toilet. 4BR houses are in demand now but there’s about to be a glut of them here.

This here 100%. It's the best Cookie Cutter builder we got in these parts thats for sure. Quality construction for what you're paying.
