Northshore peeps.... tell me about Bedico Creek in Madisonville.

I hear traffic at the entrance is always backed up, but I'm not so concerned about rush hour as I will be retiring in a few years.

Are homeowners insurance rates appreciably higher than the north side of I-12? I have been told many times that rates go down when you cross I-12, but I have seen no hard data on that.

Does Bedico flood?

I'm just looking for reasons to include it in my search area or cross it off the list. The area looks real nice, with nice homes and open spaces. TIA for intel.

Have been here 5 years. I heard a couple people flooded for Ida but I never saw your typical flooded home debris piles. So I have my doubts. Now the creek did flood and was impassible. everyone without a lifted truck was trapped for a couple days.

We have enjoyed it despite a couple run ins with the HOA that were mostly our fault.

A LOT of kids all over the place. If you’re retiring you might consider that they will all be teenagers soon enough and you know they like to do stupid shite at night.

It’s pretty quiet and the people are very helpful other than the Karens on FB constantly complaining about one thing or the other that exists everywhere.

It’s a nice subdivision but it’s a drive if you have to commute. Sometimes much longer than you think for no fvcking reason other than having to get on I12.

I think it depends on where you are in the neighborhood. A couple we know lived there and moved after 3 years. One neighbor's wife had a drug addiction, broke into their house and stole money. Another neighbor stole the battery out of his boat. To top it off, he witnessed a fist fight at the community pool between grown men in front of their kids.

They seemed to like it while there, The people i met we nice and we went to a few party's there.

They moved to Madisonville

We are north of I-12

Very close to St. Tammany Hospital, Ochsner, groceries, shopping, restaurants, etc...

We love it here.

We toured it when it was first being developed and would have probably bought a home there if the golf course would have opened.
A few years later we drove through it and it seemed nobody used their garages for parking their cars. Every driveway had 2-3 cars parked outside. That drives me crazy.

IDK why you want to be all up in the middle of St Tammany if you're retiring, but I'm sure it's for a reason you value.

Just for curiosities sake, have you considered moving further north? Folsom? Bush? Sun? It's a much slower pace and you're still close to all of St Tammany's desired things

Folsom is very nice. If you can afford it
Why not slide over to Bay St Louis. Cheaper on taxes in MS and it’s getting to be a desirable town.
