Is staging a house worth it?

I'm preparing to put my home on the market and my realtor is suggesting having my home staged for the listing pics and showings. I have decluttered to the point where I have completely empty rooms and he suggests having most of the rooms staged will increase interest and curb appeal. Looking for feedback from anyone who has done it and was it worth it? Thanks in advance!

Completely empty rooms in a lived in house is not a good idea for showing appeal. Depends on how good the stager is. I have seen homes not sell then be staged and sell. If your house is nicely decorated and furnished it is usually overkill and making it magazine perfect.

How soon are you needing to sell? I might do it if I needed to find a quick buyer, because I’m sure it helps some people to see a full room, but we’ve flipped 8-9 houses over the past 10 years and they all sold without being staged, most within 90 days or so. If it’s priced right and there are no major issues (old roof, foundation, etc)I wouldn’t do it

If it’s completely empty, may be worth it if it has sat for several months. If your furniture is still there, not necessary IMO.

Yes, it is worth it.

Everyone thinks they have good taste. They do not. Let a professional decorate your house prior to selling.

We did this when we sold our last house. i got a storage unit and we went minimization. removed all pictures and window decorations


but we still had furniture in all rooms.

We did reset the nursery back to an office for showing purposes, and the couple that bought the house, had a work from home business and that was a huge drawing point

My parents just sold their house after retiring. They had it "staged" it for months, with lots of interest and no results. After they fully cleaned it out and moved, it sold within a week.

Some agents have enough staging experience to help with it
We hired a stager for about $250 total to help but we used our existing furniture to help
With the staging
So we basically used a stager and the agent
The property sold in three days in the Baton Rouge area last Aug

It should be mentioned that we redid the heart of pine floors. Replaced all old light fixtures and plumbing fixtures. Cleaned up yard mulch etc, the pool also helped the sell.

Maybe I’m different, but I like to look at houses that are empty.

Anecdotal.

Probably had more to do with markets than anything else.

Bottom line, either stage or leave empty. Never leave your stuff. Staging does help to give an idea of space though. Most shoppers like that.

And I say that as someone who sold 2 of my properties last year and bought 1.

Are you in a desirable area where homes are moving quickly or an area where homes are sitting on the market?

I'm not sure I'd come out of my own pocket to stage a home. If the realtor is willing to cover the cost roll with it.

The best realtor I've had told me to declutter, get out the way, and let her get to work. Find an old school realtor who has experience being a sales person and not just someone who makes stuff look pretty.

This is going to be an unpopular statement most likely, but from my experience there's a sector of women specifically in real estate who lean heavily on 'dressing up' / 'staging' and photoshopping pictures to sell homes. I guess this is their way of overcoming having no skill and justifying the commission they take?

Somewhat true. Go by market trends. Everyone is different and not everyone shops the same, but professional staging does have a more positive result overall. Market being what it is, sellers need all the help they can get.

Yes. I’ve done it.
Remove all personal items including pictures.
Clean it.
Repair what’s needed.
Wait for a sunny day.
Open all curtains/blinds.
Turn on all lights.
Wide angle shots from corners of rooms.
Don’t heavily edit the photos.

All you need to do is make sure the Confederate flag is centered over the sofa and vacuum up the cigarette ashes and you'll sell that double wide in no time.

cleaning the house yes.

im not a relator but furnishing a house to me doesnt sway me one way or the other. I am not looking at the furnture in the house, i am looking at the layout, the appliances , seeing how old things are , etc.

just my .02 cents
