Mobile Home park in Lake Charles that had issues paying water bill is now in foreclosure

They made the news a while back for owing $230K in water bills and the renters facing shut offs

Then they made the news again for not paying their employees and firing them

It should be no surprise that they are in foreclosure

The confusing part is they keep buying mobile homes to put in the park and even offering owner financing on the homes. The park is huge so they have to generate a ton of revenue. Curious where the money is going

Either crooked or incompetent.

If incompetent, I hate seeing people take the housing model and desperately try to squeeze every cent out of it. Investments into the quality of a property will typically yield back greater profits long term.

There’s an RV park near me that is very high quality, doesn’t allow riff raff, property is always clean, managed effectively, sites always working and well equipped, and from what I’ve heard the guy makes so much more money than he would if he tried to slumlord it.

Water bills outside of city limits or services have gotten out of control. Ours is a MUD and runs around $200/month (100% increase from 2 years ago when I thought it was high then).

It’s currently our highest monthly bill. It’s also not really based on usage. 85% of it is fees.

That's not why that park never opened. It was waste water and filtration issues. Aka EPA BS

When I was living in the woods in DeSoto parish a couple years ago my water bill was $21/month for the first three thousand gallons and some small pittance per thousand thereafter.

I thought it was because the primary city water source was on the other side of the interstate and couldn't get or afford approval to run a line under I10. Which may still fall into epa bs.

Lived there first year of college. Moved out the second our lease was up after a year. Manager was sketchy AF. We called him “Crooked arse Bryan”

This property appears to be locally owned, However…

Private equity has been buying up these type of manufactured and mobile home properties all over the country. There is only a couple of major players involved, but there’s a murky web of shell companies listed as the new owners once new ownership takes control, and even more front companies responsible for operations and management.

The new investors will typically clear out most onsite employees, slash services and maintenance, drastically raise prices, and fail to remain current on utility bills.

Iowa refused to annex so no city water, that pic is several years old. Passed that place last month and the grass is almost topping the fence.

Neither...covid caught up to him, with a park that size and nobody having to pay rent for a year.

The water issue is such a screw up by the city its not even funny.

I would love to own a trailer park with 100+ tenant owned trailers. Thats how I want to retire. I want nothing to do with owning the trailers just lot rent.
