With NOLA now ranked 59 (behind Tulsa, Knoxville and Greenville, SC now) and soon to be in the 70s in MSA area, her misguided belief in NOLA will be her doing.

Because the Saints suck right now and have been on a steady decline since she took over the team. Whether it's her fault or not is up for debate. It easier to hate on a person for everything they do when you are convinced they destroyed something you love.

At least that's just what I see.

Because she is buying garbage property with a laughable 23% occupancy rate. Moreno isn’t going to right the ship.

If she continues her lifelong pattern of ruining businesses eventually she will have to sell the Saints/Pels.

Don’t overlook the 4% population decline in NOLA last 4 years. If demographics continue next decade NOLA will be fortunate to remain a top 100 MSA market. At that point (probably already there) major sports franchises in NOLA is untenable. We can’t parasite the citizens of MS, AL, and FL forever to support a failing franchise.

New Orleans MSA falsley lowered because Northshore taken out after Covid. If you make all SELA. ( BR NOLA Northshore ). A region you have 2.5 million people. The Medical/reaearch sector is expanding downtown with Charity project back on tract it seems like smoothie king renovations are on the way to as well as some more improvements outside the dome so I don’t think Benson is stupid in buying things she knows what’s going on

When billionaires buy up garbage property - you should know that there is a plan. She likely picked this up for a steal because she knows what is coming in the near future.

This area - between Superdome and Canal - has been largely blighted after Katrina and the relocation of the VA and LSU/Charity medical centers. The intersection of Poydras and LaSalle will have the recently renovated Superdome - caddy corner will be the new Arena - and the other two corners will be Benson Group properties - 1450 and 1515 Poydras. She also owns the neighboring Hyatt Hotel. This mega complex would likely anchor adjacent developments along Loyola Ave in the CBD and kickstart mixed development in the old Medical District.

Don't overlook the 20m tourists who visited New Orleans last year. And that number will continue to grow. Superbowl showed us that there are still not enough hotels and venues to accommodate the demand during major events - and to compete for these events, Louisiana needs to invest in infrastructure. This is not about generating revenue from locals, it's about tourism dollars. The economic model of New Orleans is dependent on conventions & special events. Thats $9 billion in out of state revenue coming into Louisiana per year. The State claims most of that tax revenue and it is shared across the State. If New Orleans gets just one major event per year because of this development - it will pay for itself.

So if you indeed believe that the NOLA market is headed in the wrong direction then it doesn't really matter because the team will move anyway eventually. What she does with her money doesn’t really matter. If anything, a cash laden buyer with interest pushes the value of properties in that market upwards in the short term. Not really sure how the two topics (Saints ownership and her making unwise real estate decisions) are related TBH.

The way I figure it, the Saints maybe have 10 more years before they are under new ownership and the new owner is looking for a new market.

She'll give it all to the Catholic Archdiocese when she dies. Of course, it will be in some sort of trust, whereby creditors of the Archdiocese will not be allowed to seize it because we know that somehow, someway, the Archdiocese is going to f*ck up again.

Agree, the only possible additional tenants besides the current Oschner and state government is going to be the Archdiocese.

Businesses are fleeing the area in droves.

It’s hard to stomach NOLA and Atlanta were in a race in 1960 to be the first MSA in the south with 1M people. Atlanta now has 6M with great companies like Coca Cola, Delta, and Home Depot. NOLA has under 1M and dropping and is trying to drive its last Fortune 500 company (Entergy) to TX.

Cities don’t improve unless people invest in them, dumbass. What a short-sighted take.

This take is like when professional sports leagues like the NBA or Major League Baseball want to “keep their big markets happy” such as Boston, Los Angeles, etc. They don’t realize that the entire country becomes more interested when the league is more inclusive and every franchise has a chance to win. Parity is good for sports, not bad. It stops the sport from becoming mundane and boring.

Meanwhile, the NFL has become the king and is raking in the cash because of their exceptional parity and access for every franchise to be able to succeed. Even franchises in small markets like the Saints have won at the highest level.
