These mineral rights buyers are no better than Nigerian scammers

Theyre preying on the 1% that are that dumb or the elderly. Just had one leave me a voicemail offering 4K to buy 2 acres in a new unit with one well in it. Currently nets about 400 a month with one producing well. They can drill up to 8 in a section.
Literally pennies on the dollar.
ETA this is at rock bottom gas prices, with EURs in the area approaching 6-8BCF per hole. These people are criminals.

It was bad in N LA and NE TX during the Haynesville boom, and also immediately after the 2009 slide.
Mineral buyers would send out a cover letter with a Mineral Deed or Royalty Deed, wording the letter and having some language in the deed that made it seem more like a Mineral Lease than some sort of conveyance. Sometimes a draft would be included, which any cashing of would constitute acceptance of the agreement.
Lower educated and elderly mineral servitude owners would sign and cash whatever draft or check was sent their way, not realizing what they did.

Are you serious? If someone comes to me wanting to buy something I didn't plan on selling, they are going to have to convince me to sell... And its going to take more than what its valued at.

Probably so. They probably tell them some bullshite that if they put it up for sell they would have to end up paying for this and that and if they sell to them they will end up coming out ahead... Or whatever bullshite that will get them to agree in that moment because if they had time to think about it, ask other people. chances are.. they wouldn't end up selling it.

If they owe a bill going to collections and they can’t wait for the $400/month, or they ‘need’ it that down payment for a new car, rims, or a multitude of other bad decisions, sure.

The elderly do not automatically fall into the "easily duped" category unless they were already there to begin with or have begun to suffer dementia to some degree.
The 1% who are stupid enough to fall for their scams would have fallen for someone else's scam anyway so there's no way to really protect them. However, these scammers irritate the ever-living shite out of most people with their incessant calls - multiple calls daily - trying to pass themselves off as a legitimate product representative and wasting my time by having to answer a phone call when I am deep in the midst of assembling a project that requires my rapt attention. I wish there was a way to shoot them in the head through a phone receiver.
That being said - am I the only one that has noticed a marked decrease in the number of scam calls recently during the flair up between India and Pakistan? (I'm not kidding about this.)

How analogous is this to someone like antiquetiger going to garage sales and finding things priced at 1/50 of the value?
Granny has a yardsale and doesn't know her late husband's golf club is worth $500 and prices it for 10?
