I probably wouldn’t be that concerned. Unless it’s like a major 2008 crash a home along those lines will usually move. It’s the big homes that tend to sit.

Good houses sell instantly, meh houses sit. If you took good care of your house, no issues. Simple as that.

I put my house on the market about 2 months ago. Don't really care if I sell it, but it is too big for just me. The realtor gave me a price where we were going to list it at. I told her if that's what it's worth, then that's the price. To not bring me any offers under that number.

It has been shown twice in two months, and the realtor has not contacted me in over a month.

Well, I'm currently living in it, and it's a pretty nice home. If it sells, great. If not, that's ok too.

I was more responding to the part about don't believe anything a realtor says. Most of the time, they tell you what you want to hear just to get the listing. Then a week later, bring you some lowball offer hoping you're in a bind and have to sell.

Here in South Florida, most homes are 2/3 BR. Retirees downsizing. There is a lot of excess inventory on the market.

Three years ago, there were 330 houses on the market in Indian River County. Now there are over 3,800.

A nice, clean, updated house in a good location still sells quickly. A dated house in a good location or an updated house in a bad location will sell, but usually after weeks on the market and several price drops. Houses that are in rough shape in a bad location aren't selling unless at a drastic price reduction.

I'm looking for a house that needs some TLC, but is in a good location.

As others have said - it’s all about price and condition.

Few people want to take on a project as construction costs are a wild card right now.

I own several small rental homes and they are in a great college town. I get cash (>150k over what I paid 8 years ago) offers 3-4 times a year.

We just sold ours and our first offer was the worst. We countered, then 2 others jumped in 3 days later and pushed above asking. If they would have come with a decent offer, they would have got it.

If you have a good product and price it right, you should be okay. Throw something subpar on the market or put a high price and you'll struggle. It's not like a few years ago where anything on the market will just fly off.
