I use the Opticore C9 Bulbs from Christmaslightsetc. They are pricey but super bright and sturdy....

You can take the value of the entire property (250k), subtract the land value (50k), giving the house a value of 200k. You can depreciate that 200k over the next 27.5 years (7,250 per year). The value of the land is calculated on your property tax bill.

Upvote 100 times right here. Bought my first a few years ago and the decision to stay away from cookie cut builders was great. Find a house that needs a few updates and do them yourself. Put some granite in the kitchen and boom, feels like a new house with a much better neighborhood....

Use Zillow for listing your property. It is a great resource. They do background/credit check. Do not post it on Facebook marketplace....

The glass for the bottom pane of one of my house windows was broken with a pellet. Does anyone have a recommendation on who to use to fix this in Baton Rouge? I figured it would make more sense to get the glass repaired, but it is seeming likely that I will just have to get a whole new window....

I am 26 and love it. Tennis and ping pong are both fun, pickleball takes the great aspects of both and combines it into an awesome sport. I love anything competitive though. Did 2 hours of 1v1 yesterday, it is great exercise. I will do anything to avoid a simple jog. ...

IRA has a ~6k yearly "limit" and 401k has a ~20k yearly "limit". I think IRA is better because it does not force you to withdraw money at 72.
