“30 year Lease with the Title Transferring at the end of the Lease (Finance Type Lease) to LSU. A very common type of Leasing arrangement.”
Are they required to update it after 30years before turning it over to LSU…? How does that typically work?
Or do we get a building with aged stuff like roofs.. ac..etc.??

That would depend on the contract, there could be provisions in the contract that allow for Lease Improvements that LSU can make as they generate revenues from concerts, concessions and LSU sports.
Leasehold improvements are expenditures that can be made by the Lessor (Landlord) or the Renter (Lessee) or both depending on how the Lease Contract is written.

I think the goal is to have the River Center be redone and expand Convention Hall Capacity and not try to make the arena part larger. With increase Convention center capacity (hall space), Baton Rouge can compete for larger Organizations that have their annual meetings at different cities around the country each year. Baton Rouge can use the late fall and spring dates when weather up North is still quite cold and snowy and attract conventions
Where is the money going to come from to revitalize the River Center?
From the same pot of money that they want to use to raise storm water taxes.
They are dreaming. EBR is short of cops, they can’t paint the streets, clean up trash, and lock up juvenile delinquents now.

Hopefully they can use the construction of this arena to shore up the massive issues with parking on game days.

i dont understand why there was a vote to restrict capacity for an event center
They want to build a multi-million dollar arena. They want to help to pay for it over the next 30 years with things like concerts.
They don’t want to have to get into a bidding war with the only other arena in the area that could house something like that.
So they got the city to agree to limit capacity of the raising canes center so that LSU can host the big events.
The Canes center can now be fully repurposed for conventions.

The hopes is they put in a new hotel dress up the convention center and suddenly downtown becomes a popular convention center location..
BR has 27 conventions/conferences scheduled this year. Not too bad for BR.
There are plans for a hotel. I saw it mentioned near the Old State Capitol, but I don’t think there’s enough space there. Across the street in those abandoned buildings would make more sense.

Is Chauna Banks still on the council? If so, I bet she voted against it.

District 2 Metro Councilcrook, chauna banks in opposition. Since the start of the project Banks said she was not in favor of a new arena. Instead banks said the River Center………….she also says the project was exclusive from other city stakeholders like southern university…….,,In rapid succession, she questioned developer Charles Landry on whether the arena’s proposal is legally sound.
It’s always the biggest and most corrupt crook in the room that’ll bring up whether or not something is legal. So typical of those people and its ilk.

Other than the LSU golf course, is there another feasible location?

They’re also considering this spot.

Which devalues the naming rights, advertising, and concessions/catering revenue to the RC center. I love how people have zero Fs to give for essentially re-writing contracts after the fact. Maybe Cane's will still be the sponsor after the changes go into effect, but they're not going to pay the same, by any stretch of the imagination.
LSU already has a place to host big events, as Garth Brooks has proven. But it's more horse trading BS, which even so called conservatives will support. Never change, Louisiana, never change.

You're a dumbass. The River Center is no longer adequate to host major concerts. It's why they all head to Lafayette and Nola. And no, they're not hosting 'big events' at Tiger Stadium on a consistent basis unless you're covering the sod replacement costs after each event.
Be thankful that the city and LSU have some type of vision here and are working together. They've decided that it's best to repurpose the River Center into a convention center with a new hotel. This new arena will be on LSU's campus and will house LSU Basketball along with other major concerts and events. And it's being built without any type of tax increase or financial debt incurred by LSU/TAF.
I'm sure Cane's is more than welcome to sponsor this new arena though. The Moody Foundation paid $130M to the University of Texas for the naming rights at Moody Center.

Some additional details and a timeline from Business Report. LINK
Here's the land CPRT recently acquired. Sounds like at least some of it will be developed into hotels and restaurants to support the new arena.

Now that the Metro Council has approved an ordinance backing the new arena, what happens next?
According to Charles Landry, an attorney who has been hired to work with LSU on the new arena, TAF is currently in talks with two potential developers. The foundation is unable to disclose who those developers are at this time.
On Sunday, a list of RFP deliverables was sent to both of the potential developers. Those deliverables—detailed proposals relating to the arena’s design, construction and promotion—will need to be provided to TAF no later than June 30.
Landry says TAF will likely make a final decision on the developer within 30 to 60 days of receiving those proposals.
quote:
Where will the new arena be located?
The new arena will be constructed on LSU’s campus. More specifically, Landry says a site in the vicinity of the university’s baseball facilities on Skip Bertman Drive seems to make the most sense, though he stresses that nothing is set in stone.
One of the sites originally considered for the arena was the area next to the Pete Maravich Assembly Center where LSU’s track and field facilities are currently located. Those plans were scrapped, however, due to the considerable cost of relocating the track and field facilities.
Commercial Properties Realty Trust, which develops and manages property holdings of the Baton Rouge Area Foundation, purchased about 40 acres of rundown land on Nicholson Drive last year. Landry says that land is “absolutely not” being considered for the arena, though establishments like hotels and restaurants will likely be constructed there to support the arena.
quote:
When will the new arena be completed?
While it is unclear when construction might commence, Landry says the arena is expected to be operational at some point in 2028, meaning the project will take about four years to complete. The PMAC, by comparison, took eight years to develop.
