Lawrenceville is not a ‘central business district’ unless its moved to Downtown, Midtown, Buckhead, Cumberland, or Perimeter Center.

Again, we’re no longer in the 80s and 90s. I know how starter homes worked and where they were traditionally built.

Developers just aren’t building them at the same pace they used to. Here’s a few articles on the subject.

Lawrenceville isn't a central business district?
There are 1M people living in the county.
The school system alone employs over 20,000 people.
There is enough industry in a county of 1M people just to service the needs of that 1M people to qualify as a central business district.

Athens is also a central business district for what it is worth.

The smaller the business district, the less you have to travel to find the starter homes.
But the fact remains, you aren't buying a starter home in one of those districts.

Your first map showing homes on the Southside of Atlanta is interesting. The cost per square foot is unbelievably different than the northern suburbs.
If distance to work is important, those are the types of sacrifices that one must make to hit their pricepoints.

Buda is 45 minutes from downtown with traffic, not 20 minutes. And the is ONE single family home in Buda under 300k. It's 3br/1ba, 900 square feet, and it's a dump. There are other single families outside of town around 300k, but you are commuting 2 hours/day if you work in Austin.

Why is it so hard for boomers to admit that things are tough right now?

Lawrenceville has a population of ~30k. People aren’t commuting across Atlanta to work in Lawrenceville.

The majority of people work in other parts of Atlanta and commute home to Lawrenceville. Hence why northbound traffic is bad on 85 at 5pm.

Unless you’re a doctor, waiter, etc. that exists to produce goods & services needed for the metro workers that live in Lawrenceville.

They think (wrongly) that it devalues their life and hard work. No one is saying that they didn't have to put effort into things. They had a big leg up that simply doesn't exist anymore.

The median sale price in my neighborhood has dropped 18% this year according to redfin. So that's good news. Median sale price is now 500k. That's not so good seeing as the vast majority of these are all 1500 sq feet starter homes built in the early 90's. (I bought for 210k in 2015).

I remember renting a 3/2 1,200 sq ft starter home 10 years ago for like $800/month. I think it sold around the same time for like $100,000. Take me back to those times.

This is what happens when your elected officials double down on far-left, Keynesian economic policies.

Since 2008, we have been overprinting our currency and as a result we are experiencing borderline hyperinflation.

You're going to get into a semantics argument about city limits versus postal address?

Lawrenceville is the county seat of gwinnett county.
The county houses 2 major hospitals.
Industry is serviced through the rail lines, local Airport, and highways.
4 Fortune 500 companies are headquartered in gwinnett county.

And Gwinnett County is basically a clone of Cobb County. It isn't unique.

You have to escape those business districts if you want to find a first time home.
