You’ll have trouble finding a solid house for 175k even in Fargo. There are no cheap decent homes anymore in a place where one can earn a good income.

I’ve spent a lot of time in Atlanta. I used to live there. You still don’t seem to understand what ‘central business district’ means. Sprawling corporate campuses is not it.

Cheers.

We aren't seeing eye to eye.

The original point stands that the first time homes are not anywhere around Cobb or Gwinnett Counties.
If you want to call them business districts (which implies that they are districts tied to Atlanta) or central business districts (which means that they have evolved into their own source of revenue/business), I'm sure we can agree to disagree.

So is your point you can’t find a nice, inexpensive home in midtown, Buckhead or N.Druid Hills? Well no shite…:it’s always been that way.

Unless you make a bunch of money you have to look farther out. The only thing that’s changed is “out” is a lot farther than it used to be.

Problem is that govt felt the need to level the playing field and destroyed the industry

Pretty significant change, is it not?

Losing 2+ hours of your life daily is not a small ask.

I’m not making any point about affordable housing, I’m just saying that suburban sprawls are not classified as central business districts.

I routinely commuted 45 to 1hr into Charlotte in the 90’s because I couldn’t afford to live closer in….or didn’t want to be house poor.

Just looking at Zillow, if I liquidated everything I could get into something comparable in Roswell….but I’m a Gen X’er that’s been building equity for 25+ years. I’m actually surprised that N Atlanta isn’t more expensive than it is.

No. It is still about 45 minutes to an hour from a business district. Always has been.

It starts as "the boonies" and then grows into "the suburbs".
After 30+ years of being "the suburbs", there is a high likelihood that it no longer is anymore.

Your first time homebuyer properties were probably the boonies 5-10 years ago.

Yea I love how it’s just hand waved away.

Things are the same as they ever were except you’re an hour away from your work and most of your entertainment options.

Oh yea and wfh is for lazy pieces of shite so you better be hitting that 1.5-2 hour commute every day.

Bro you’re house payment was less than 1k a month and yall took home around 8.5k a month in income. You could have easily afforded twice the house yall bought.

Everyone has different priorities in life but don’t play like you had to stretch to afford a house that was LESS than your annual salary

Corpus Christi sucks.

I grew up and went to high school there. All my classmates with means and ability GTFO.

Cool.

So looks like for Kentucky, the average down payment is right at $40k.

Again, median household income in Kentucky is $55k. Not individual but household.

How are those people saving up a $40k down payment?

That is a loaded statement. Are you married at $55 vs. single at $55. Kids or no kids? All that is going to impact take home pay and taxes.

I think I was around 6 years from graduation to first home purchased. No kids during that time frame. Apparently, all I needed to do was save $550/month. $55,000 before taxes is $4583/month.
