Hunting LLC shares for sale?

I'm from the area but left for the Army almost 20 years ago. I'm planning retirement and my triumphant return. As part of that, I'm looking to get my deer hunting situation lined up. I've been looking for a spot in a lease, but I'm also curious about buying shares in an LLC. I've seen people (mainly in MS?) that buy into a hunting club where you actually own a percentage of the land and facilities.

But I can't find any information on them. Are they mostly word of mouth? I've got a few years, so if there are waiting lists, I'd rather get on them now.

It happens in La and Ms, but its a much more involved relationship than just being a member in a club.

You buy shares in the ownership of the land, and all the privileges and an deed restrictions that come with it. The devil is in the details. The deed restrictions will tell you what you can and can't do. Several brokerages have shares available for sale up and down the river.

Awesome, thanks for the info. Thats exactly what I was thinking. Do you know if there is a resource to search for clubs with shares available?

Check out slade priest. He’s a realtor dealing with hunting land and he currently has a share listed for sale now.
I think it was diamond island 1/27 share for 425k , just saw it last night on Facebook and jokingly told my wife I was going to buy it.

You can look on Landsofamerica.com or landbrokermls the shares on these sites will usually be on river properties, but other properties do the same thing.

Down from the top price of 725 some years back. Granted I don't know if anyone paid that.


Also to the OP, I didn't realize the Army paid that well.

Yeah I was thinking the same thing, but then thought maybe the ol boy made off with some of Husseins gold!
To the OP keep in mind that any river property has been driven down in value from flooding issues each year. And any share property is going to have a yearly membership cost to maintain the property sort of a HOA fee if you will.
Also congrats on the future retirement and thanks for you service.

My wife makes more money than me (by a lot). But I didn't say I could afford a share, just that I was looking

Some of the larger land agents in MS usually have a few active listings.

Google equity share hunting club. There should be plenty, but some are old.
Be careful about annual dues and assessments. They can get pricey. Also, consider being a deer hunter in a duck camp. You might have the deer to yourself.

Ask if the LLC owns timber rights, etc.

I am not a hunter but I would think the beauty of a hunting lease/club is that you don't take on any liability that a property owner does take on.

I'm on a huge Timber Lease and for $ 1,500 a year they repair all the roads and Gates ect. and I have 93 thousand acres to play on.... winning

Plus if some random friend of another leaseholder hunting with his buddy steps in a hole and breaks his leg, you have 0 liability.

It's mostly new money in a lot of these clubs, the old money has the old family lands they hunt. RQ, Dixie Lakes, etc.

If the camp allows it, best advice is to lease a membership for a year. there is a ton of drama and politics that go on in an equity share club that you won't know about from a weekend hunt/tour.

Theres a lot of them along the mississippi river that you can buy shares in. Henderson island, lookout point, Diamond island are just to name a few but most of them require some references from people on the clubs. There's a brand new equity club here in Avoyelles Parish along the red river called Gros Sous D'Avoyelles but it will run you 850k. The majority of them will run you in the 600-800k range.

Had a boss that was in two of them in Arkansas. $300k buy in a piece. Then they have other fees like foot plots etc. They also pay a biologist a salary. This biologist told them they couldn’t kill a buck that was considered legal until after rut (prob a 165” 5 year old). Theory was so he could breed more does. Now, I’m not a biologist, but I do have a bachelors of science and common sense but this deer bred does for at least 4 ruts. His genes are running every where already. Im never joining a lease or buying in to anything with other people due to rules like this.

Which rut primary or secondary? I mean heck secondary is only 10mts from the next rut , may as well wait till after it oh shite we can’t ever shoot him!!!!
