Potential new neighbor owns a pig

Hello all. I am currently set to close on a new home in Metairie here in a month. Yesterday, I realized that the neighbors have a single pig in a ~8x8 foot pen in their yard. No mud, but it also hasn't rained in weeks.
Is this something I should take concern over? I know nothing about raising pigs. I don't know if this is a pet, or if a pig gets slaughtered around Christmas time each year.

My wife had a pot belly pig for 19 years. It was a clean animal if it wasn’t forced to wallow in its own shite or mud ( ours lived inside and was potty trained). Pigs don’t have sweat glands, they don’t stink unless they are rolling around in stink

Yeah, been trying to catch him while I'm there. I would love to ask about it.
Personally I don't care if it's a pet or if it ultimately turns into bacon. More just curious about smell/noise.
He's got a tidy backyard and a seemingly friendly little boy. Seems to take good care of his house and yard.

I think that's what it is - it's maybe 125 lbs?

I had a neighbor for years that had a pet potbelly pig. It was small at first, maybe 25-30 lbs. It was a pet, house broke etc., and was never a neighborhood problem back then. Over the years it grew into a 300 lbs. behemoth, and started breaking the furniture. So a pen was built and "Fred" was relegated to the backyard. That is when the problems started. The pig became an instant rat magnet! I mean our block became infested with rats! They moved to a rural area up in Mississippi, but the rats didn't. My wife's bird feeders became the rat magnet after the neighbors moved. You wouldn't believe the rats that I had on video getting all over the bird feeders. It took about a year, and a lot of poison, to rid my yard of the rat issues. I would not buy a house in a suburban setting if a neighbor has a pig, period.

I would imagine that's some sort of code/zoning violation. You typically can't have farm animals in suburban settings. I'm picturing a typical Metairie home and not something with any significant property. I raised hogs for 4-h as a kid for a couple years. But we had a few acres and we could keep the pen significantly away from other houses.

Bird feeders are rat magnets irregardless if pigs are around.Sorry.
I had to quit feeding birds at our last house because we were overrun with rats.
My sister-in-law law lives in a gated community with lots of bird feeder neighbors. They were recently banned from feeding birds because they were overrun with rats and mice.

Thank you all for the advice. Update here - I spoke with a couple more of the neighbors. The pig owner was not home again. The lady right next to them was really kind, she said that the pig was a pet. She mentioned that she never had issues with smell or noise and had lived there for several years. They apparently let the pig in the house and walk it around the neighborhood on a leash.
I got some other good advice from her about the neighborhood, all in all a very good conversation.
So.. I think that's fine. I'm not too worried about it.

the vietnamese neighbor we had (before they moved) had a couple of pot-bellied pigs that they let walk around inside and out like a dog 
they were clean and cute and we never had any problems but now a pig outside in a pen is a different story

Apparently, if you have only one or two, it is not considered livestock and is legal.
From the Jefferson Planning Code:
Sec. 7-179. - Permit required to operate, maintain, etc.
More than two (2) hogs, pigs and/or swine which are kept, maintained, reared, or bred etc. for any period exceeding twenty-four (24) hours on a premises in the unincorporated area of the parish, shall be deemed as livestock. Persons who keep, maintain, rear or breed said livestock shall adhere to zoning regulations of livestock in chapter 40 of the parish Code of Ordinance.
