Buying a house that is not on the MKT

Say there is a house you really like and would like to purchase or start a convo with the owners. What is the best way?
I feel like I a weirdo dropping a letter in the mailbox but going to shoot my shot.
I feel like if you texted or called they would think you are a scammer or something.
Anyone done this before with any luck. I’m imagining them reading my letter and putting it straight in the trash.

After Katrina, a guy showed up on my neighbors door step with a checkbook and said "how much?" He was in the house two and a half weeks later. You could try that.

Start with mysterious phone calls saying that you’re going to kill them. Then begin vandalizing their property and leaving satanic symbols. After a couple of months, you can get a great deal on the house.

Put a letter in the mailbox stating your intentions. If they are interested they will call you, 99% chance they aren’t interested but worth a shot.

this ^^^^^^
i think in most cases like this is owned by family with a group who cant decide what to do with the property or how much its worth.
let them know you are interested, and they may be willing to talk, its worth a shot
if you arent sure who owns it, check the tax assessors rolls listed online and see who pays the property taxes on it

Knock on the door and talk to them. You will find out if they are interested or not real quick. lol

Friend of mine that I work with had someone knock on their door asking if they would sell their house.
Only problem is the guy wanting to buy the house wanted a "good" price for the house.
My buy offered the house for a price that he would be willing to sell it for.
Needless to say, the house didn't sell.

I get about 3 letters a week from someone wanting to buy my house.

Problem with selling is you have to buy something else to live in. So unless they are going to make bank from your offer, most people aren't going through the arse pain of 2 closings to only break even.

I have a new neighbor in my neighborhood.
He knocked and asked. They were not wanting to sell, but pointed to a house that was coming on the market soon. My preferred tactic too. But I'm a social guy that grew up selling.
I used to flip properties before it was "cool" It was not uncommon while fixing up a property that a neighbor would stop in to see if I wanted another.

One of my new neighbors bought his house here, and it wasn’t on the market. Before he moved in, he mailed letters to everyone in my neighborhood (30 houses), wanting to buy a house in my neighborhood, and was offering cash.
Just so happened at the same time, a chick up front got engaged and was about to move in with her new fiancé, but didn’t have her house on the market, or any for sale signs up yet. And she was the one to sell to him.

We get texts letters daily that’s how wholesalers work we don’t respond to any of them. Go knock on the door

A realtor called us and my husband did think it was a scam at first. But we were already planning to sell, so we listened and got the deal done. It worked out great for everyone. You won’t know unless you try.

TBH - I’ve never answered any of the letters we’ve received
Go knock on the door and tell them how much you are willing to pay - maybe get prequalified (if you need to)

My dad used to drop handwritten notes on houses that he wanted to buy. Ended up buying 6-7 homes that way. I was pretty impressed.
And seeing as my dad was cheap AF, I was surprised it worked

I would think knocking on the door and talking to the owner, and also leaving a card with your contact info would be the better route. When i get those in the mail i just assume it's a scam and throw it in the garbage immediately.

Unless you have a check with every penny I wanted, I would not entertain your question at my door. If I were you, I'd drop a letter in the mailbox. But that's just me.

Approach in person and leave a hand written note with a business card. If you see any neighbors I would approach them about what you are trying to do. This might help eliminate the scam element.
Bottom line is you better have the right number or you are wasting your time.
