Making sure I understand what you are asking:
$2,200 at 25% of income would mean $8,800 a month in income or $105,600 annually, Pretax.
Are you saying the payment would be 25% of pre-tax income or post-tax income?
Post tax

Not uncommon. I think that’s in line with most people who are fiscally responsible.
But apparently I should be living in a city like Houston paying double the mortgage for half the house twice the distance from downtown.

If $2200 was 10% of my income I still wouldn't want to pay that much. I pay about 5% currently and feel like that's too much. I'm tight af (no homo)

How many holes Per year are you building? You should have some economy if scales.

What term and interest rate on the mortgage?

Soooo...
What exactly are you looking to get here?
I mean, it can't just be to find out if some random people in different states can afford a specific price-point on a home.
My buyers have been overwhelmingly from out of state so I am trying to gauge my target market.

I'm not really into Columbia or Houston
But obviously there are reasons why people in certain fields are tethered to cities of a certain size or the like. It's a sliding thing, I can't make what I make elsewhere, but I wouldn't "need" what we need elsewhere.
So at that point it's just personal preference, no?

So, where are you looking?
Austin needs builders in a bad way.

I’ve cut my margin by 5%-8% depending on the item to keep housing operations hovering at 5% profitability.
No way I would be cutting anything.
I'd be up front with customers and say if material prices increase by x amount, I have to go up. People won't like it, but they also won't pay your mortgage as well.
Maybe switch to cost plus.
I know quite a few builders around here have quit doing specs, only custom cost plus until this shite gets figured out.

Gross or take home income?

shite our 2500 Sq ft feels empty now with just 3 of us. We've talked about building our last house in 3 years or so and we decided about 1700-1800 Sq ft would be fine for empty nesters.
