If $2200 was 10% of my income I still wouldn't want to pay that much. I pay about 5% currently and feel like that's too much. I'm tight af (no homo)

How many holes Per year are you building? You should have some economy if scales.

My buyers have been overwhelmingly from out of state so I am trying to gauge my target market.

I'm not really into Columbia or Houston

But obviously there are reasons why people in certain fields are tethered to cities of a certain size or the like. It's a sliding thing, I can't make what I make elsewhere, but I wouldn't "need" what we need elsewhere.

So at that point it's just personal preference, no?

No way I would be cutting anything.

I'd be up front with customers and say if material prices increase by x amount, I have to go up. People won't like it, but they also won't pay your mortgage as well.

Maybe switch to cost plus.

I know quite a few builders around here have quit doing specs, only custom cost plus until this shite gets figured out.

shite our 2500 Sq ft feels empty now with just 3 of us. We've talked about building our last house in 3 years or so and we decided about 1700-1800 Sq ft would be fine for empty nesters.
