I had a brother in law who bought some land next to the bayou in SE Louisiana and the realtor did not inform him that it was classified as wetlands.
My brother in law shot the realtor.

Yes I have that survey. The wetlands line is defined.

Thank you to everyone for the info.

The lot is 2.8 acres. I would say 1.5 acres are wetlands.

Use the Mulcher only on the non-wetlands. I recently used a skidsteer w mulcher on some acreage. The operator proceeded downhill toward a drain and stuck the machine in the muck, had to be extracted by a forestry skidder, leaving an gnarly hole. I imagine your wetlands would look pretty bad after tracking it up.

In the wetlands part, clearing a few trails or sightlines by hand may be more feasible.

First off, do you have an official wetland determination? If you do not have a wetland determination signed by the Corps, then you need to get one of those. You could call the Corps or a private wetland consultant. I’d recommend working with Biological Surveys in Covington.

Have you thought of improving the drainage?

If you have a wetland determination from the Corps, don't waste money on another consultant, then.

If it's just a map with wetlands drawn off on it, don't assume it's accurate unless it specifically states it's based off of a particular JD, or you can put hands to the actual JD map.

I've used them before for land surveying services building a home in Mandeville. They should be able to steer you in the right direction

I hired him. Thank you for the recommendation. I signed up for the builder's package. He recommended a biologist for the wetlands and dealing with the Corp.

It looks like I am all set.
