Anyone actively watching the market can see it is slowing down. People can list houses at whatever number they want, but home-buying numbers are trending down.

This is old news. Tell me what's happening with mortgage applications and you'll have your answer regarding the housing market.
Regardless, what the fed has done is slowed the demand side down. The supply side is not going to be fixed until
- There's a limit put on what private equity can do for single family homes.
- There's a limit put on STR ownership.
- Something catastrophic happens to force people to move.

I wouldn’t have been predicting a crash in any case. We’re still looking at a correction overall in the country.

We have about 3 months left before our new home is finished. There are still 750 houses to be completed in our huge subdivision. They just had a price increase

No you don't. You only think you do. Try selling it for that 40K and see if you get it. Houses aren't selling right now. Also house prices will come crashing back down to reality and you might be upside down in it when everything is said and done.

Obviously the new constriction is selling right now (unless he is lying).
I don't doubt that he's telling the truth. It is anecdotal. But I'm sure there are builders right now who are doing fine.

The private housing market may be spared with inventory levels but the carnage in commercial real estate could be historic with the new remote work environment
