There are few neighborhoods being built with 1200 square foot homes that aren't meant for Section 8/lower income populations. Lots of these homes get built, but they're being built specifically for poor people in undesirable areas.
Do you think in the good old USA, if there were dollars to be made building 1200 sq ft homes with linoleum floors, formica countertops, swamp cooling, the cheapest appliances available, no garage - you know, the home that boomers were sold back when they were stealing your future - if developers could make money building those for millennials today, don't you think they'd be doing it?

They can’t because land prices and development costs are too high to make these types of affordable homes profitable. These types of homes often are not allowed in cities or their ETJ either - zoning requirements for lot size, minimum square footage, setbacks, etc.

Everywhere? I live in the Phoenix area and I'm sure what you suggest here is accurate for all the well-developed/pricey suburbs but something tells me if you wanted to build 1200 ft starter homes halfway between Gilbert and Florence, you'd be able to. I'm sure the same is true most places.

yeah well how many of those are wellfare leaches that play the game to live off the government? I'm very much under the belief that the majority of people that live like that do so because they are fkn lazy. It is out there for the taking for people that have strong work ethic.

These “starter” apartments and homes are now permanently lived in by a underclass and turned into unsafe ghettos

Now it’s grind it out with roommates or buy a smaller house way out of city center and commute.
because of the first two situations, which are always due to a certain group of people......most people do move outside of town. It is cheaper and safer.
That certain group destroys everything they touch.

Good job! So assuming $38K down, ROI over 5yrs is ~210% in tax protected profits.
That’s exactly what we did. 40K down.

Nope. I have a 19 year old and 17 year old and they aren’t going to be bitching like this. Guaranteed.
Says most parents.....but having to pay twice as much for a house as compared to 14 years ago is absurd.

So your answer is ... 3.2 x median income in 1974 vs 2.6 x median income in 2024
I think you should stay away from math or answering questions from people

The CPI adjusted median price in 2006 (the peak before the crash) was around $340k. Now it’s around $420k.

You want the mean, too?
Or maybe you'd like the mode?
All of which would be averages.
