i feel really really bad for anyone trying to buy a house right now w/ a combination of massive price increases and spiking interest rates.

we are very fortunate to not have a mortgage and a house that costs much more than i could ever afford on my salary.

i mean this in all sincerity that i feel fortunate to have a roof over my head right now. we made a couple of good real estate moves that if we hadn't, we would be hunkered down w/ that 2% mortgage interest rate and hoping inflation didn't reach a point where we had to do something w/ that mortgage.

I've heard from some friends who are title attorneys that if you wait out some sellers a little longer, you can get houses for a lot cheaper right now than a year ago. You can always refinance down the road once rates go back down, but you will save a lot on the purchase price.

the supply here is up DRAMATICALLY from earlier this year. night and day. when we were looking there was literally nothing staying on the market longer than a couple hours if it was a desirable property.

Depends where you are. I suspect a lot of higher income residents are driving up costs in lower housing markets at a rapid pace. Seems like there's still a reliable bidding war over anything in the mid-range here in Alabama.

Unfortunately the inflation we went through the last 2 years has raised wages a bit but houses a lot more. I am buying a house in the next 6 months. It sucks, but life has to go on. Corporations are only going to buy more and more housing so it's tough to think prices are hitting pre 2019 levels ever again.

If they wouldn’t have spent another 2 trillion on top of Covid relief, the fed wouldn’t still be cranking rates. Would have done a couple basis points and it would have corrected.

The inflation reduction acts radical spending is counteracting the rate hikes. We have stagflation.
