In reality, i bet the land value plummets by the time this fails (it will be someone else’s fault, obviously), and there will be a 96 acre tract for sale reeeeeeeaal cheap.

Not enough land for 19 families and still expect to have a “hunting/shooting” space. Hell I own more land than that and it is barely large enough for my family of 5 to hunt... pipe dream and hope it works out but that’s a small piece of land. With 19 families if each had put up $100k they could have owned a couple square miles and really had something. I can only imagine the cluster frick it will be deciding improvements and who does what work wise.

Nothing wrong with it.
In the 1920s, in wv... my family did the same thing.. wasn't 96 acres, but it was 50 acres and there were 22 other families. It was a nice little place up a mountain. For about 60 years.. everything was great, everything was peaceful on that mountain. Every generation of kids grew up together.
Sadly, I didn't get the chance to grow up in that environment. A lot of the other families started selling their land,homes. By the time I was born, that mountain was just a mixture of strangers who wanted nothing to do with each other. So eventually my immediate family moved to nc to start a life.
I hope those 19 families have many years of peace and joy.

Nothing wrong with it at all. In fact I wish there was an entire city made up of only black people, black politicians, and a black police department. Will only take a few years to see that the complaints made by black people in that community mirror the ones around the nation in diverse cities.
