What are going rates for duck and deer hunting memberships?

Thinking about offering some memberships for duck and deer hunting from Nov- Jan for about 8-10 people. The duck hunting would be Thurs-Sat only and deer would be 2 mature 8 points or better along with 2 mature does per season. Land is 640 WRP acres, (old catfish farm planted in 400 acres of trees 8 yes ago) in the MS Delta and within 1 1/4 hours of Jackson MS. Land has been managed by a caretaker and deer plots, duck ponds planted according to State Wildlife consultant. There is a very good deer herd with lots of big young bucks and some good older ones as well.

I am reluctant to do this due to liability and possible headaches with “members” and my naïveté in running something like this.

There is a modest camp, man cave, bunk beds where hunters could stay but no kitchen for cooking.

I’m sure I haven’t thought about all the down side and figured you guys would have some thoughts. Is it worth the hassle or should I just keep it limited to family and a few friends?

The last few years the ducks just haven’t been showing up until after the season was over, but when they got there the ponds were teeming with mallards, gadwall, etc. hopefully a good cold winter will bring them down in numbers during the season this year.

If you think you know how much you want to charge, times 8 members, I would consider cutting the number to 4 members, and double the rate per member.

You want fewer, higher quality members. They'll give you fewer headaches.

That's just my 2c

The problem you are having is the same the vast majority of clubs in the delta and South are having. No ducks. I went from LA delta, to SARK delta, to NARK delta and then said screw it. I go on a handful invites a year and a OOS trip now to try and itch the scratch.

Going to Missouri and Washington this year and maybe a couple invites to the ARK delta and Cameron marsh.

Round numbers....$5000 per member times 4 members. If you really do have legitimate duck hunting, then you could easily double that amount.

Yeah, it’s been tough the last few years. If our season lasted into February, then the ducks were everywhere. I think they know when the season ends.

We had a place in ArK like that, the weekend after the season ended I went up to pull boards to start lowering the water. You could have got a limit with a paddle.

I know a couple places around your area that are around the 9&10k per membership. The properties are bigger, but have 8-10 members.
They both are hinting old ponds and they have decent duck numbers.

Who is your state guy?

The DWF biologist for the deer is Pierce Young and the biologist for ducks is Kevin Nelms with NRCS.

Do you know if these other clubs offer deer hunting as well? Food and lodging? I don’t think our duck hunting these last few years would command 9-10k/ year, but it hasn’t been good for lots of established places the last few years. We started planting millet last year and we had more ducks than most.

8 members is too many. Will be crowded and a headache.

4 and if they get a guest could still be crowded and a headache. But more doable.

I agree with the other comments about less members. But i think what may be even more important is finding 2 members that are serious deer hunters, and 2 members who are serious duck hunters. It will kind of balance out with some being in the duck blind and some being in the deer stand. The deer hunters will want to duck hunt occasionally and vice versa.

The key here for commanding the money is it sounds like you will have everything ready to go for them (planted plots, fields, brushed in blinds , etc.) Make them show up 2 weekends to help with some things if needed.
