I know both Kevin and Pierce. I’m not far from you.

As far as those other camps o was talking about, I do believe they have both. One for sure has old tenant houses that they use as camps. I’m not sure about the other one. One is off 12 and the other is South of Belzoni

Those prices are based off of having ducks, which most of those haven't had in the past 2 or more years. I think the duck issue is permeant and probably only going to get worse unfortunately.

People are struggling as far up a MO now, even Habitat Flats had a off couple of years. Something is up.

You can mitigate the liability in the lease, with a well written lease, and in having the lessee provide liability insurance naming you as additional insured.

I went to one of the properties last year and they had ducks. The most pintails I have ever seen. I think they killed right around 1,000 ducks maybe slightly over.

You can get a $1M/$2M gen liability policy for about $600/yr. HIGHLY recommend this. If you're the landowner, you need to be named in the policy along with the club members and the club LLC if the members formed one.

I am sure some clubs have faired better than others. Unfortunately for me the ones I have associations with aren't those.


Consistency is way down, birds can be killed on fronts but those are becoming few and far between.

How is the Hollandale area doing these days?

I would pay 5k a year range. 10k is probably a bit steep for me.


I am easy to get along with though when it comes to hunting and really only interested in ducks I don’t deer hunt much anymore

ive heard this insurance is basically worthless. That it covers very little

Yes, it’s hunted by 3 of us. There is lots of room for more duck hunters as we have lots of flooded ponds. If the ducks come back in any numbers it will be a war zone. I bought the place mainly for duck hunting but the deer hunting has been unexpectedly great.

Well one block is on the north side of Toler rd but access to them is off of 3 mile lake rd. I also have some south of the college in Moorhead and on the west side of King Rd just south of T&D fish farms on the east side of King rd.

Find a group... preferably a family, don't do individuals. Lots of drama with people that don't know each other.

Might want to see if a company is interested in leasing from you on an annual basis.

Sounds like a cool place.

You would be correct. Dude wasted some money. Form an LLC, get a hold harmless signed and go on about your business.

Sounds like Deltaland would be your perfect president being a local farmer. He knows the locals and can keep an eye on it.
