Going down, already been given price reduction effective April 1. That will be second reduction in 4 months totaling 22.7%.

Down. Weyerhaeuser at Holden and Fernwood just announced price decreases. It's drying up. Summer prices are in effect.

Well for a while it was cheaper to build a metal studded house than use pine studs. Guy in my neighborhood but up an engineered metal fence rather than pay 6 grand for a wood privacy fence. It had to rebound some.

Half the people in here are talking about timber and the other half are talking about lumber

I think the general interest is in the price of lumber

There have been over 10 threads about lumber prices over the past months

I hadn’t heard of lumber prices dropping in a measurable way although they haven’t been increasing the past month.

Timber prices could be dropping though

Trying to somewhat track lumber prices. From a few of the threads I have gathered, price of TIMBER has little to do with the price of lumber because the mills can basically charge whatever they want

I am in the process of buying 5 acres of land in Southern Mississippi. It is solid woods with a ton of old-growth pine. Some of these trees are close to 100 ft. tall and probably 4-5 feet in diameter. Once the deal is finalized, my plan is to harvest a lot of the larger timber and have it cut to spec. on the property by a man with a portable sawmill. I figure I can save some money on lumber but most importantly, I will be using the timber for building materials rather than have some jackleg loggers come in and clear-cut the 5 acres and leave a hell of a mess while giving me little in return. When my dad built on the plot next to this land, he had loggers come in and clear cut his 5 acres and he only got about $3,000-$4,000 and then he had to spend the next 6 months trying to clean up the mess left from treetops, limbs, and stumps before he could even begin to build.
THat's the plan anyway.

Friend of the family cuts timber, they stopped completely and have focused 100% on land clearing. When people want their timber cleared they are telling them it will COST them money to get it cut.

That’s probably not necessarily true for all areas. I’m assuming types of mills and the locations of mills come into play.

I’m told that the mills that are running are at full capacity and thus, it’s sellers market for lumber. On the buy side, they get the timber for cheap so they’re just making a killing right now.

Not to worry though. Builders are starting to buy these mini mills and process their own lumber for their projects. Takes some time to work through (drying the wood) but eventually it’ll be money well spent.

That’s just saving the builder money and putting more in his pocket. Doubt it trickles to the buyer

What moron would trust a builder to saw, plane, dry and grade the lumber their home was to be built with? I would not, ever.

If they have experience and it’s done properly

Seems like every other 2x4 in stock at Home Depot or Lowe’s is bent to shite
