There are builders that can pull this off without a hitch.

There are reasons for this beyond what your builder is using though. Your builder isn't buying 15 2x4s a day and hand picking them, they are having it delivered by the pallet or whatever the frick you call a bundle of wood.

Well. It depends on the product. Yes, there are little band mills out there. What you call "mini mills". But they don't come with a Kiln. And they don't come with a Planer mill. You can cut all the lumber you want. But you can't dry it and s4s it.

And, most design standards require dimension lumber graded and stamped. Those mini mills with no kiln and no planer mill aren't certified. They don't have a stamp. TPI or SPIB.

You -- literally -- cannot get a certificate of occupancy for a house that isn't built with stamped wood. That's all there is to it. They won't let you hook up power to it. They won't let you move in. It just can't be done the way you're talking about doing it.

Sure, you can cut some exterior siding. Or some shiplap. Or cabinet doors or something. And let them dry in the barn. And then use them for paneling.

But if you cut lumber on a backyard band mill. And try to build a house with it in a major metropolitan area. The building inspector will laugh you straight to the wrecking ball. That's not my opinion. That's the law.

Absolutely does

I have a builder in Hammond that cleared a lot and is using some of the trees from that lot to make some of the lumber and trim pieces.

Owner is more than happy

Hope you have updated pricing!! I sell lumber packages and wood floor trusses for a living. The current lumber current are going to eventually cause people to be priced out of building new homes. Availability is a large issue right now too, OSB is like gold.

Give me the location and I can get you a rough estimate of the value of the trees. We own a pine sawmill not far from there.

About a mile down the Parker Road coming from the Macedonia road, first gravel road to the left. About 37 acres in there. Last cut about 40 years ago

Ok so the 40 acres at the end of the gravel road. With Nat Forest on 3 sides and Weyerhaeuser on the other side. That's the tract you want the timber evaluated on?

Because you said "That's mine too" so I'm a little confused.

And there’s a creek running through the middle with aerials showing predominantly hardwood and scattered pine.
