That’s why I spend hours on end. Land on the gulf coast is outrageous. Tenn, Kentucky and Arkansas a pretty budget friendly in comparison. It’s not very hard to find 200-300 acres for $1000 and acre up there.
I’m not even oilfield rich. But I have a military retirement and just 39, so I’m in a position to spend on land and not save every penny I earn for retirement.

there are some exceptions but look to put 20% down, can go up to 30 years but will pay higher interest, I would expect 30 year loans to be in the 5.5% range, but if you use a land bank type of institution you will get a refund basically that will amount to about a 1% decrease in your rate
also think of your land purchase as a "tree farm" that you might hunt on rather than a "hunting property" that you may harvest trees off of, set it up as a business , talk to a CPA and make sure you claim all the deductions that you qualify for

That’s why we ended up in MS. Land just about anywhere in LA is high as giraffe pussy. I compromised on southern MS as we wanted to relocate as well as use it recreationaly. Paid $1875/acre for my piece. Not including the $7,500 for survey... so be prepared for some big costs besides purchase. Also watch out for mineral rights besides oil/gas. MS decouples minerals for life so oil/gas are pretty much out but sand, gravel, trees etc should be spelled out

I was a land man my previous job. I’m familiar with mineral law and while that is a concern of mine while choosing the right tract it will not be my deciding factor.

Land loans can be difficult to get. They don’t finance land for 30 years like a home. You may find a lender to do a 20-30 year loan if you’re lucky but it’s rare.
I financed mine for 12 years but I put a sizable down payment. The only reason I was able to do this is because I’m not married (wife past several years ago), I don’t have kids and I had been saving $ for a while because I always wanted a property that I owned outright. Don’t get me wrong, I let my brothers use my property like it is their own but I’ve wanted my own property since I was in early 20s and my goal was to own a 200+ acre track of land before I turned 40. Through the grace of God and all his blessings I was able to do it at age 35.

I used Southern Ag Credit for my bank very easy to work with. 20% down 15 year no pre pay penalty, 6.2%
They can walk you though the details.
I was able to do everything over the phone and email.
I would suggest talk to a few realtors and find one to work for you. This will not cost any extra on your side. I used Preston Smith, Of LINK /
He was very helpful walking me though the process.

If you pay those rates right now your getting screwed.
I closed oct 15 on a nice property, 30 yr loan, 4.6% with a 1% patronage return yearly. 5 yr prepayment penalty. Also, used my existing property as equity for the down payment.
