No it's just way better aesthetically now than it was before.

What did it look like before? This?

Theyre building some of these designs on the hillside here, and they are fricking ugly, and no one wants them. This is one of those designs that architectural fart sniffers love, and everyone else hates.

Zion's mom wanted to add a third story so Zion could have a theater to "watch film", i.e. play Rock Band and eat doritos with his friends

It sticks out like a sore thumb in New Orleans. It looks like a commercial building or something you'd see on the southern California Pacific coast.

I assumed New Orleans would have very restrictive covenants governing the facade of residential housing.

It was for his mom's house in the Garden District.

But to lsupride - you raise a very good point. It's incredibly difficult to modify the design of older houses in New Orleans. There's a ton of red tape. It's odd that the owners of this house on Walnut Street were allowed to make such a radical change to the facade of their house (which faces Audubon Park).

They do--particularly in historic areas--which is what is so strange about the changes made to this house on Walnut Street.

This website provides an explanation of the different historic districts in the City and the level of oversight that the City and other commissions have over any proposed design changes to houses in those districts.

Maybe if I was facing an ocean or mountains all that glass would be great. Facing the street, no thanks.

Well, to be fair, it faces Audubon Park.

On weekends, they'll get to see all the "cultchural" Family Reunions where they all have the same t-shirt right from the front porch.

Since Covid, I don't know.

However, there was a time when I lived Uptown where it seemed like you could count on it EVERY weekend. I once commented on it when I was up there with a friend and he told me that you could reserve that outdoor "picnic area" where they all congregate. The "picnic area" below is about 1/2 block from the house in the OP. But, there would still be several "Families of Cultcha" having reunions all around there pretty much every weekend.

Here's the "picnic area" I'm referring to --

I don't give a f*ck what color they are or when they decided to have their family reunions -- even with the stupid f*cking t-shirts.

But, I don't want them (or anyone) doing it right in front of my house every f*cking weekend. Of course, that's why I would never buy a house right across from that area of Audubon Park.

Happy, you f*cking RACIST?

Cool house but it's crazy to me how people will pay that much money for a house with no yard.

It's on the edge of Audubon Park, so I doubt they're concerned with having enough yard space to run around in. Plenty of room a few steps away.

I did not see a garage in the photos. No parking garage?
I have to park on the street for that kind of money?
Nope.

I am an architect so here's my opinion. So many wrongs in that house.

1. Does not belong in the N.O. setting
2. Would be ok at a beachfront or even in the middle of the woods/mountains
3. 2nd & 3rd floors look like an office building
4. 1st level and garden look more warming as a home than upper floors
5. Those window mullions look horrible b/c they are so many of them. Imagine how different the windows would look with no mullions or only 1 in the middle
5. that open balcony at roof has no creativity whatsoever
6. for that amount of money that they are asking, they should have at least furr out that skinny looking pipe column, which doesn't even align with the window mullion above
7. the railing on the 1st level does not even match the railing at the roof
8. there's a wood fence at one side and picket fence on the other side.

I mean I could go on and on.

I'm guessing it is because Zion was applying to demolish >50% of the existing roof structure of a "Significant" rated building in a historic district. Based on the chart you provided, the HDLC has a higher level of oversight on demolitions than they do on design. Can't find the rating for 508 Walnut, but it probably is not "significant", nor can I find the meeting minutes for when the renovations were approved.

However, I did find the permit for the facade at Walnut ( here), and it looks like they decided that property was not a part of any HDLC (odd to me). Here are the minutes from the HDLC meeting where they denied Zion's request: Pg. 4, Section IX, Item A
