This piece seems to address percent growth:

Looking at their data chart, though to 2022, seems it's a bit different than the paragraph above. My only guess is the paragraph is citing 2010 to 2019, which would be different then now citing 2022 data.

Shoot my property in Hickory has sky rocketed. I never thought I’d see land value be what it is worth now in that area. The demand for st Tammany land is high

With Orleans andSt Bernard it the Katrina effect. Big population losses followed by a lot of folks returning to live.

Kind of like the Biden recovery. You lose a million jobs and get 500K back and you brag about it.

Sugar Land seems to be doing it very smart, limiting apartment development. Those projects are having to be built in Richmond/Rosenberg area since SL doesn't seem to have the appetite for too many.

Because all these DSLD type neighborhoods sprouting up, especially in west St Tammany, don’t have the infrastructure in place. 2 lane rural highways that were built to accomodate a density of 30-40 homes per 100 acres or so are now full of cookie cutter subdivisions with 500+ houses per 100 acres.

The other problem is the lack of east-west routes crossing the river. I-12, 190 Bogue Falaya bridge and the Hwy 22 bridge in Madisonville are the only routes across and the traffic is horrible at all of them

It's not so much that St.Tammany is beyond capacity its that Pat Brister, Kevin Davis and previous Parish Presidents and councils ( mainly W. STTam councilmen)gave very little consideration to the development of infrastructure. As such you have flooding that lasts longer. You have traffic jams that start on Friday afternoons right after lunch on HWY 22
Traffic on 190 at I12 7 days a week.

Development in the 1077 and 1085 area probably needs to stop until they create a drainage system

That's one thing I've seen in Texas with these fast growing residential counties. Texas trades off income taxes for property taxes, and part of the high property taxes is paying into these MUD/LID district funds that are supposed to have dedicated revenues for making sure drainage infrastructure is up to date and can offset additional waters being pushed or diverted due to developments.

There is still plenty open land in the Richmond and Rosenberg areas too. It’ll all turn to shite if apartments go up.

Bro, they are 5. How about you try and develop those kids instead of throwing them away in the “C class” and telling them to work construction

You have to develop wisely, charge developers and use that money to improve infrastructure. You can’t let these developers build 500 lot subdivisions and have one exit onto a state highway.
You have to charge them a fee to operate pumping stations. You have to make them put in turning lanes off public roads.

Don’t do what EBR did.
