Will you see a bump in home value if you didnt flood?

Im guessing the houses in north BR that didnt flood will double in value

Absolutely. My house was already under contract before the flood and I didn't flood. Was wondering how much more I could have gotten.

yes indeed...based on Katrina, it will be a hell of a bump, too.

ETA: only way you can realize that gain is to sell and move out of the area, because anything that you buy in the area has escalated at the same rate...

A bump, sure, but for how long? If you sell in the next 6 months, more than likely, if you sell 10 years from now, not so much.

Because my house would appraise for more because it's not in a flood zone? You seriously thinks that's price gouging?

I'm also relieved my new house didn't flood either and I'd gladly pay more for that peace of mind.

I heard about a huge bump after Katrina. Thank God I signed my purchase agreement a few weeks ago.

My mom had to buy a new house today due to the flooding, and the sellers weren't rude about it but they also wouldn't take any less than asking. I can't blame them. From the time my parents saw the house to the time they made an offer, 4 other people had gone to see the house.

The inventory was already scarce in BR before all this. It's really going to be tough finding places to live here in the near future. Buyers are going to be fighting over dry houses.

I thought it went with the value of the surrounding real estate. But i know very little about this. Little bumbed that some gain value due to those losing everything.

so mine didn't flood here in Dutchtown, so if i were to get it appraised and it goes up in value because of that, could i then refinance, based on the new value, and use the increase in value against the mortgage?

i'm not moving, btw... just want to try to get a chunk of the house "paid off" and if i can use the increase in value as that chunk, i'd like to know if that's possible.... i'd be very interested in doing that....
