Paid $69,000 for a 1 BR Condo in BTR 1 month before Katrina. Sold it 6 months later for $105,000.

Property values are going to skyrocket... At least in the short term.

$40k is just $200 more/month, doable

But expecting a 50% increase 200->300, is a $500 more/month on people who already maxed their purchasing power $1000 note+PMI

That being said, GOUGE the frick out of any LP'er....they deserve it for making BTR the way it became after their kind left in the 80's-90's

I'd imagine if the buyers do not have to pay thousands in flood insurance each year it can be a selling point. May even add value. I sure as hell appreciate my $400/year flood insurance right now.

Even if a 200k house goes for 50K needing 60k in work....Cash strapped people Can Not pay for the work to be done.


Anyone who can leverage their sound finances can easily demo and rehab a cookie cutter LP home. Rip all the drywall down, air that shite out, then hammer on some drywall at $13/32sqft....pergo,prime,paint....relist

My cousins house in Uptown New Orleans pre-Katrina was around $145,000. After Katrina (It didn't flood) it was over $650,000. Their neighbors all had similar stories but my cousin (why I do not know) never has sold.

Look, i work too and have kids.

All you white people run from us black people because you are afraid. Then the flood comes.

We want reasonable good non-violent schools too.

You might not like me, but I'd like to move from Villa Del Ray and give my kids a decent chance.

So, I am coming and so are my friends. HUD has offered us good loan terms and houses are reasonable. This is a good chance for us. We are not criminals and want a good life too.

Hope you can accept that.

After Katrina both the real estate commission and the AG - went after h/o who inflated the price of the house. Remember if you sale high and unless you are moving out of the area you are buying high somewhere else.
It's easy to see in the Mls of listing price and its history- if you are working with a realtor

I'm sure it was a selling point to a lot of the houses that just flooded and weren't in a flood zone. If it's in Louisiana it will eventually flood. I'll never own nor recommend anyone else buy a house and not get flood insurance. Next month it may be your neighborhood that gets hit by the 500-1000 year flood. My house should be good for another millennium.
