The one they purchased? In Gonzales, but pretty close to Dutchtown - no water. They were originally in Prairieville off of 42 - still can't get to their home.

This doesn't really make any sense.

First off when you refi, your debt does not decrease. If you owe 100k and a 200k house, and now that 200k house is worth 230k, you still owe 100k.... Refinancing is not going to pay off anything for you.

Now, if you were paying PMI because you own less than 20% of your house, refinancing with an increased value may bring you to that number, which will help your monthly payment, but again - your debt is unchanged.

Plus, values are not going up immediately, will take some time, as value is based off of comparable sales.

I'm not quite sure how an appraiser will valuate a house that didn't flood. They really don't consider that in their price opinion. It will more likely be a gradual increase over time.

Because it raises the fair market value. Just like a highway being built nearby or a Walmart going up down the street. That's not price gouging.

It just my property becoming more appealing to a buyer.

if I were to price gouge, the house would never sell because the sales are conditioned on appraisals.

I was just curious as to how much my house's value increased. Sorry that upsets you so much.

You could call the tax assessor to let him know to raise your assessment based on that new "didn't flood" extra value.

Well appraisal increases can't really happen til All cash buyers grab 3 similar properties to yours within a mile or so....and then appraisers can use those as comps.
