I guess all; that traffic at the Buccees exit and the scenic route through Foley makes Pensacola preferred destination since I-110 will dump you almost to the new Pensacola Bay Bridge instead of the Baldwin Beach Express that dumps you on AL-180 an inner highway that doesn't even make it to the beach. You have to then make a few turns on to AL-161 before you get to AL-182 which is Beach Road to access all the condos.

Google Maps says I-110 exit is about 26 miles further east.

12 miles a minute that last mile, you'd be making so much gas you wouldn't have to stop at Buc-ee's on the way home

I agree with this. Problem is, there is no beach, within the continental tUSA, that I would consider what was called "elite". Travel to the Mediterranean or Pacific Islands. Then decide.

The last three times I went to Destin, the water was full of seaweed, or jellyfish, or red tide. And the fishing sucked from the beach all three trips.

Whenever I vacation on the Atlantic, have dealt with none of that. And the fishing never sucked. The sand isn't as white, and the water not as clear, this is true. But the waves are bigger and more fun for kids to play in.

Pensacola is stagnant. Those military and industrial jobs are all they have. While the area will always have work, they lack job diversity.

I'm sure that's what is causing such sprawl into smaller towns north and northeast of Pensacola like Pace/Milton and Cantonment to Molino.

If you pass a cottonfield today, it'll be a tract houses and a Publix shopping center when you drive back by in a few months.


I love Pensacola. Own my parents old home there and visit all the time. On the bright side, the lack of boom in Pensacola proper sure makes it a lot more pleasant than the nearby Fairhope area for me.

Funny you mention cotton fields,

We are building a house SW of Jay in former timberland on a 5 acre lot. Nearby cotton fields are being divided up into lots from 2 acres and up along the road. 10+ acres deeper.

Zoning will hopefully keep the density down.

By the time it fills up like Navarre and Pace, we will be ready for a retirement condo or something. Fingers crossed anyway...

Tired of fighting US98 in Navarre....

My uncle built a home near there (few miles south of Hwy 4) on a few acres back in the 90s. Really beautiful area above the river.

I drive there and to Brewton from Pensacola when I visit to see family.

Should be a little while before that area gets too crowded, although the development really does seem to have crept about 5 miles further up 29 every time I go.

I’m not saying it should be anything. I was just curious on why Pensacola is not another Jacksonville or even Tampa. It’s over 500 years old so it’s had a lot of time to develop. A lot of good responses in this thread.
