Why is the buyer always the bad guy?

When you get a house, land, car or any big purchase on the cheap, why does society put the onus on the buyer and not the seller who made bad decisions?

Is there an issue unless the buyer did something superstitious or dirty? Cheating a little old widow lady is reprehensible, outside of situations like that I don't see an issue.

Case in point:
My uncle purchased 1k acres of land from a guy who was going through a divorce for about 3/4 of what he asked for.
Uncle made him a deal, he took it, now that divorce is settled he’s angry and trying to get it back. Said he was emotional, etc etc

That guy is a dumbass and, honestly, a piece of shite. He thought the deal was fair when he agreed to it. He had no obligation to agree to that deal.

It is unknown if he thought the deal was fair.
He may have felt the deal was shite but with the impending divorce felt he had no choice.
Regardless, pen was put to paper so unless he can show threat of force, I agree, the uncle should tell him to get fricked.

It depends on the circumstances. Taking advantage of a seller who is in dire straits can be unethical. Such happened in the depression when the choice was to sell at a fraction of value or to starve.
Taking a vantage of the ignorant can also be unethical.
The short-sellers who looted the 401(k)s during the financial collapse, knowing that a) most people can’t short sell in their 401ks, b)many 401ks don’t have a reasonable fixed interest option to move their money to and c) 401k transaction often move at the speed of molasses, should burn.
