Why don’t more developments make the center into shopping, restaurant and bars?

There is nothing better than being able to walk around your neighborhood and stop for bite of food or beer. I understand the pools in the center of developments/neighborhoods are great but so many more suburban areas would be so much better if you had more things to do in your neighborhood. Now this definitely works best in your standard grid type neighborhood so outsiders can come.

Zoning would be a bitch for most. Bar zoning is not well received

Lol. The HOA here was bitching about a bar trying to open a few blocks down the road and ultimately bitched enough to stop them from receiving permits.
In a downtown condo type place the zoning would make it easy.
As far as nice, single-family home neighborhoods? Good luck.

I would argue most people who move to the burns are forced to due to property in the city being to expensive and school in the burbs being better. I doubt most people enjoy the longer commute

They do this in a planned community in a suburb west of Phoenix.
Actually really nice community....just freaking far from everything (it's about an hour from Scottsdale).
But their neighborhood has it's own main street with grocery store, pharmacy, shops, restaurants, etc.

They two places like that in northern palm beach county. Abacoa and Alton. Both in Jupiter area. Condos closer to the center and then townhomes and single family homes. All very small lot line. Cardinals spring training right in middle of it.

That’s awesome. Way better than the normal suburban sprawl and shopping center architectural nightmares that currently cover 80% of America.
One complaint about Capitalism is how shitty American architecture is nearly everywhere with few exceptions. Glass, concrete, and steel may be cheap, but they make for absolutely dreadful and oppressive landscapes especially when the bottom line is the only factor considered during planning.

New Urbanist mixed use developments do exactly this. Probably the first development that did this was Seaside in Florida. You can now find these ideas being used all over.

no. I loved living in the heart of cities from age 23 to age 38 but I’m now so thrilled to be in a suburb

Is it nice though, I will give it that. Lots for many of the houses small though. My SIL who lives in Goodyear wants to move there so badly. One time driving back from California we stopped to drive around there and check it out. One bonus I guess...you are an hour closer to wherever you want to go in California.
But yeah...that is one hell of a drive...or one expensive arse Uber if you want to go into downtown PHX or Scottsdale and have a nice night out.
