Because it will not be visible to everyone else in the city!!!! Who would put a restaurant up for a subdivision? We are not talking about Woodlands type subdv.

Because businesses do well by being on a very accessible busy street or corner, not by being buried inside of a neighborhood. They need more than the occasional patronage of a few neighbors to survive.

I love the idea. There’s a bar in my neighborhood, down the street for the HTX peeps. I love it, but people whine and bitch constantly about it. Bunch of Karen’s on next door.

Just scale the outlet to the size of the community. On the small end, perhaps that’s just a coffee kiosk.
I really like mixed use development. I like walking to the bakery, the coffee shop, or the cafe.

Eventually we can have skyscrapers this way with floors dedicated to restaurants and we will never need to leave our 'homes' due to dangers outside our block. We can call the city Mega City One
