The problem is not that the parishes don't have the money. It's the rednecks that keep getting elected and what they choose to spend the money on. A new bond would mean more money to get wasted.

They already do this anyway. It's why property values keep getting reassessed.

Design often never turns out how preliminary pie in the sky designs are done. This thing called a budget gets in the way when real dollars are allocated along with mess ups, additional fees, ideas that come along during construction and investor pull out and financial crisis.

Burgersmith is coming to Juban too.

I think it'll all be nice once everything is finished but like previous posters said this is just Phase 1 right now.

That "blueprint" on their site is not a blueprint. It's probably their original planning submittal to whatever jurisdiction for approval. They probably just haven't updated their site with new information.

These things go through a lot of changes. First a developer hires a design firm to conceptually plan it all out. You have input from tenants, the developer, the designer, the local government, and a handful of other people.

You then submit that plan to a local jurisdiction for concpetual approval. This is usually is for zoning purposes. Most of these types of developments get zones PUDs, SPUDS, TNDs, whatever. The definition of all these are loose and chnage from county to parish to state.

Once zoning is approved by local officials, you go back to the drawing board to get the plan tightened up. By this time a tenant or two has pulled out or another couple have been added. If the tenant is someone like Target or Lowes, this can drastically alter the plans.

Rinse and repeat a half dozen times, add in a recession or two, a 9/11 or SARS outbreak, and a changing local demographic, and your original plan is altered dramatically.

It'll be a nightmare until it's finished.....but the Tate, Eden Church and Lockhart plans are SO needed now.
