Rum House and Olive or Twist both went into an area that was dying for those sorts of restaurants/bars. They scoop up from all those medical places on Bluebonnet/Essen/Perkins.

I think that old Calendar's building just has bad vibes from the horrible shooting that happened there 20+ years ago. Ought to demolish the place and start over.

Bogies and Fred's do so well because they attract Greeks and graduate students. Reggies, Mikes, The House, JL's all suck because they get their business from underage kids who can't get anything at the Fred's/Bogie's, weirdo non-Greeks, and culcha. I'm sure they're doing fine, but a truly successful bar has to market towards the wealthiest and most socially adept portion of campus.

Barcadia started marketing directly to Greeks and went from unheard of to killing it.

Hell, even the LSU Golf Course has done very well by marketing directly to Greeks.

The Northgate area has gone through so many transitions since the Bayou burned down that it was very hard to create an identity in the area, especially from 2001-2011. The majority of business owners in the area never really cared about or wanted a lot of bars in the area it seemed like so there wasn't much neighborhood support. Slinky's has done well. North Gate Tavern sustained 7 years under the original ownership, went downhill quickly after the sell. The NGT building was a dump that the landlord refused to really take care of for some reason. After the Bayou burned down that building housed Cafe Reggae, Tequila's, Dragonflies, Reginelli's and Mahoneys; with Reginelli's having the most long term success. Other than the Chimes/Varsity nothing could really establish with your everyday college crowd. It was always an alternative spot for those that didn't want Tigerland and didn't do the 3rd street bars.

I parked on the LSU campus by the visitor center and walked. It really isn't that bad.

Be honest, you think that lot wouldn't be full all the damn time anyways? Are 15 spots really gonna make a difference?

I understand what you're saying but I dunno man, other than a really slow lunch crowd (their food sucks) the place is generally pretty busy at night.

They clearly aren't doing as well as they need to be, as they are adding new gimmicks and food menus every week. And it's smart to try things out and I think some of the things they have done have worked, but eliminating your parking lot to put in some benches and not really use that area for anything doesn't make a lot of sense

If you're gonna sacrifice that space, do it big. Have bands, do community events that tie into the bar and the school, put in an outside bar, etc etc. it's just wasted space at this point, especially when parking spaces are the death toll to many bars in that area

It is very common practice at many other major universities for them to buy any property that becomes available adjacent to the existing campus, they then rent the property until it is needed for expansion. Purdue has done this forever, the apartments and houses they own off campus are rented to students, they even own the property under a McDonalds and some of the area bars. Never understood why LSU was not doing this.
