To answer OP:

It’s personal preference. To me, I prefer SA out of the major cities. Otherwise, I’d stay away from the I-35 corridor and Houston area.

Spent any time, yes. I have not lived there or spent an extended amount of time there, but I was there for a few days. It's just not my scene man. I'm glad you like it and prefer it over Louisiana. I don't share that opinion.

You would love the alpine area if you like small towns IMO. It is a good one

Georgetown is basically a suburb of Austin at this point I think but yes it is nice. I would live in the country outside of Georgetown but that’s just me. Great area.

At this point gruene is just a historical district in NB. I don’t believe it has a population or anything of that sort

Native Texan here. I Grew up in Houston and spent summers at my grandmother's home in Liberty, Texas, or my family's camp in Onalaska, Texas.

Lived in DFW for 12 years. I really hate Dallas, the people are way different than people in Houston. My sister lives in Highland Park and loves it, I doubt she will ever leave.

If I had a choice it would be-

The Woodlands/Lake Conroe/Montgomery -- about to get out of BR for this area.

With Funkytown ( Fort Worth) a close second.

Like I said we are full... Every home sells in less than 6 hours for 100k over asking.

Good for you, but no need for the whole “we are full” trope. Don’t worry, there’s no way in hell I would live there.

You live down there now, or in the past? When we lived down there southmost was the worst - a lot of gang activity

There was also more and more gang activity in Las Prietas on the west side.
