I think that will negatively affect property values…

I think an underrated area is southern Indiana/ northern central Kentucky. Along the Ohio River from Evansville to Louisville. Beautiful country, rolling hills, affordable housing, favorable demographics, lots of small towns.

Agreed. That area seems to capture the best parts of the South and the Midwest while discarding the worst
